An example of an aging flat roof, half coated.

The gray side is chalky, stained and soaking up heat. The white side is sealed, clean and reflecting the sun. Same building, same weather. The coating is the only difference.

A dealership or retail store with a large flat roof and a lot of glass has an air conditioning load that never really lets up.

A white coated roof sends much of the sun back instead of letting it in, and the work happens on the roof, so the sales floor stays open.

When the surface is chalky, stained and patched in a dozen places, a coating can seal the seams and worn spots into one white, watertight layer. No tear-off, and the building stays open.

The roof underneath has to be sound first, which is what an inspection checks.

A roof coating isn't just rolling color onto a surface.

It starts with an inspection to find trapped moisture and damage. Then a full pressure wash to clear dirt and old material. Only then does the coating go down, sealing the surface as one continuous layer.

Skip a stage and the coating fails faster than the roof it's replacing.

Three things worth checking before your next roof walk-through: ponding water that takes more than 48 hours to drain, seams starting to lift at the edges, and chalking that rubs off white on your hand.

A weathered roof membrane can look finished right up until it isn't.

Seams pull apart from thermal cycling, fasteners back out, and water finds the smallest gap. A monolithic coating seals all of that as one continuous layer, so there's no seam left to fail the same way twice.
