There's something I tell every client who wants a modern minimalist home before we start: the cleaner the detail, the more money it costs.

Rutherford Retreat is a precise example of why.

The 4-foot overhang on this house reads as a single uninterrupted line from the approach. What's behind that line is a hidden membrane gutter that was part of the design from the beginning — never an afterthought — a Boral concrete board fascia carrying significant weight, and a structural system built to handle a 4-foot cantilever with all of that bearing on it. Water managed invisibly. Structure invisible. Line unbroken.

We worked through these details with The Bellepoint Company in Columbus — often by bringing a working sketch to a site meeting, not a finished answer. The sketch starts the conversation. The team resolves it together.

There's a window above the tub at the front of the house. Before we solved the lintel detail, that view would have included an exposed steel beam that would rust over time. We designed a solution that covers the lintel cleanly while still allowing water to escape as it needs to. From the tub, you see the view. Nothing else.

That's what minimalism actually requires.

There's a vertical element at the dining room of The Legacy Playhouse that we've been working through for months.

It's intentional — a pause in the horizontal language of the rooflines. A moment that interrupts the composition and creates mass. The window is set deep into the wall, which you feel from the inside as much as you see from the outside.

Getting the exterior cladding right on this element required real research. We started in one direction, the clients pushed back, and we went looking. What we found was ACRE siding by Modern Mill — a product new to us, which meant consulting with the manufacturer, working through the detailing, and testing the corners, the reveals, and the window gap on a full-scale mock wall on site before anything was approved.

That mock wall is standard practice at Springhouse. Every significant exterior material gets built at small scale so the client can see the texture, the color, the panel pattern — in real light, on the actual site — before the trades commit. Once it's approved, they move without interruption.

The shadow line at the window frame — no trim, no caulk, just a 3/8" gap — came out of that mock. It's a small decision that reads as precision from twenty feet away.

There's a moment on every project when the drawing meets reality — and something has to give.

At The Opus, we've been working through the keyhole entry to the foyer: a 14-foot circular opening that required months of detailing on paper and a full-scale mock-up in the field to actually resolve.

The original design called for walnut base molding to wrap continuously around the opening. When we stood in front of it at full scale, it wasn't right. Too heavy. The detail was fighting the opening instead of serving it.

Working alongside the trim carpenters at Clearcreek Custom Builders — who run a full woodworking shop — we developed a new transition. Simpler. More intentional. The shadow line at the drywall edge does the defining work. The walnut, which runs deliberately through cabinetry and trim throughout the entire house, now lands at this opening the way it should.

This is construction administration. Not approving shop drawings from an office chair. Standing in the space, adjusting, and making it better — together.

It doesn't start with a program or a budget or a site plan. It starts with a conversation about how you live — the rhythms of your day, who visits, how the house needs to feel at 7am and at 7pm and at Christmas.

The design comes from that conversation. Every room, every detail, every decision traces back to something that was said in that first hour.
