Preventative Maintenance:
• Keep Roof Clean.
This may seem like a no brainer, however sometimes the debris is not obvious especially on a 2-story roof that has multiple facets. Steepness of roof will also play a role on how much debris can be lurking in valleys and or roof to wall areas.
We would start by recommending all gutters be checked and cleared of all debris that could be causing a slow down or blockage in draining. Second, would be to make sure all tree/limbs are not overhanging on any portion of the roof. Overhanging limbs or tees next to homes could allow for animals to easily access the roof and cause damage to shingles or allow them to access the attic and cause even more damage that may not be covered by insurance. In addition, the overhanging tree limbs, and trees next to houses can cause expedited wear and tear to portions of the roof and cause unwarranted damages to shingles, sidings and even decking. Lastly, any limbs that hang over a roof will eventually drop some type of debris and leaves onto roof which can work its way underneath shingles or in between flashings and cause a loose seal in between shingles.

• Have exposed nails on flashings and ridges sealed.
Any pe*******on through a shingle will need to be sealed or this will eventually allow for water infiltration at some point and time. This includes all exposed nail heads located anywhere on the roof. If you have a satellite dish installed on your roof, we would highly recommend you or one of our professionals check to make sure the bolts that are securing the dish are properly sealed. The silicon that we use generally lasts up to 3 – 5 years however with all the sun exposure, wind, hail, snow, and normal wear and tear it would be ideal to have these checked at least every 2 – 3 years, for peace of mind.
• Check for “dips/bows” or low spots on the roof.
This could be difficult for an untrained eye to spot, however, if you happen to check and see something that does not look quite right, once again you can contact one of our professionals to give you a free inspection. The dip/bow could be just the way the home was framed, or it could mean there are other issues going on that may need to attention.
• Replace 3 in 1 (pipe-jacks) flashings every 10-12 years.
Part of the ventilation system on most roofs consist of 3 in 1 flashings or pipe jacks which look like a pipe that sticks out of the roof. These pipe jacks have a rubber boot on the bottom which keeps water from rain and snow from leaking in between the pipe and roof. Like anything else the rubber boot is exposed to extreme heat and extreme cold during the different seasons. This causes the boot to become brittle and dry rot which will then allow for water to find itself into the attic and possibly onto the ceilings.
• Checking for excessive granule loss
Granule loss is a normal part of the wear and tear process. This will happen with every roof during any rain event and again is normal. However, during a hail event especially when the hail becomes about ¾” – 1” it will cause hail bruising to the shingle which affects the warranty and integrity of the shingle. At this time, it would be imperative to have your roof checked by one of our professionals.
Another reason to have your roof checked if you are noticing excessive granule loss during normal circumstances it could be that there is not enough ventilation.
