Fall in Northwest Arkansas does not ease in. Warm afternoons, cold nights, and rain can all land in the same week, and your roof feels every bit of it.
Here is what the season does to a house:
1. Shingles, flashing, and fasteners expand in the heat and contract when it cools. Fall rain finds any gap that opens up.
2. Leaves pack the gutters fast on tree-lined streets. Water that sits in the trough has nowhere to go, and later it can freeze at the roof edge.
3. Small problems from earlier in the year, like a few missing shingles, a lifted ridge cap, or a cracked vent boot, can sit unnoticed until a cold fall rain finds them.
You do not need a ladder to get ahead of it. From the yard, look for curled or missing shingles, granules at the downspouts, and gutters spilling over in a normal rain.
