One of the most important parts of your roof is something you probably never see.

Attic ventilation doesn’t get much attention, but it can have a major impact on how your roofing system performs.

The basic idea is simple:
⬇️ Intake ventilation brings fresh air in.
⬆️ Exhaust ventilation lets warm, moisture-filled air out.

When those two work together properly, air can move through the attic instead of heat and moisture becoming trapped.

There's one shingle factor almost nobody asks about, and it matters more than color.

Most homeowners shop shingles the way they'd shop paint, by color and style. But that's not what matters most. Wind rating, warranty coverage, how it handles an Ozarks winter; that's what actually determines whether your roof holds up in five years, not just how it photographs on install day.

Most homeowners don't think about these questions until the job's already underway.

Hiring a roofer isn't something most people do often, so it's easy to focus on price and timeline and skip over the questions that actually matter most. After years of these conversations, here are the questions to ask before you hire:

"Are you licensed and insured, and can I see proof?" A legitimate company will hand this over without hesitation.

"Who's actually going to be on my roof, your crew, or a subcontractor?" It changes who's accountable for the work.

"What's included in the warranty, and what voids it?" Materials and workmanship warranties are two different things, and the fine print matters.

None of these questions are about catching someone doing something wrong; they're just the kind of thing that gives you peace of mind before a crew is on your roof.

This is the view most homeowners never see.

That's Reagan, up on a roof, doing the same thing we do on every inspection: looking for the stuff you can't see from the ground.

Most roof problems don't start as leaks. Those problems often start, like a lifted shingle here, a soft spot there, or a dented vent, and stay invisible until they're not. Getting up there and actually looking is the only way to catch that early.
