From the roof, the story changes.

The concrete crown is beginning to fail. When small cracks form, water penetrates the surface. During freeze/thaw cycles, that trapped moisture expands — slowly breaking down the top course of brick and mortar.

Chimneys deteriorate from the top down.
Most of this damage goes unnoticed until interior leaks or visible brick failure occur.
Routine inspection and proper crown repair can prevent far more costly structural repairs later.
Prevention is always less expensive than reconstruction.

This time of year, freeze/thaw cycles do more damage to brick and mortar than anything else.

A couple small things to watch for:
• Cracking or missing mortar joints
• Flaking brick faces
• Loose chimney mortar
• Water stains near masonry

Catching these early usually means smaller, simpler repairs later.

📢Extreme cold temperatures increase the risk of frozen pipes

When a pipe freezes, it can burst and cause serious water damage.

🚨Tips to help prevent frozen pipes🚨

-Let faucets drip, especially those on exterior walls
-Open cabinet doors under sinks to allow warm air to circulate
-Keep your heat on and set to a consistent temperature
-Seal drafts around doors, windows, and areas near plumbing
-Disconnect outdoor hoses and cover exterior spigots
-Know where your main water shutoff valve is located

If your pipes freeze:

-Turn the affected faucet on slightly
-Warm the pipe gradually using a hair dryer or warm towels — never an open flame
-If a pipe bursts, shut off the main water immediately and contact a plumber
