I would be too powerful 😎

While I wish I could see through walls, we don't know what's behind them until we start tearing things out. This is why we use a flex fund on all of our projects in older businesses or homes.

It's usually around 5-10% of the total budget and helps us address the what-ifs that inevitably arise when we get into construction, and allows us to make decisions efficiently so that we don’t waste time or money.

It isn’t for upgrades or small extras; it’s to help us mitigate unexpected issues on-site and keep your project on time and within budget.

Construction is truly a "work your way up" kind of business. When I first started bidding work and winning projects, I was usually underbidding. I have a few bathrooms that I charged around $20K for and if I were to do those same bathrooms today they would be over $100K.

I used to kick myself for doing all these projects so cheap and not making money but in reality what I was doing was building a brand. My quality never changed even if the dollar amount wasn't there. I was able to market those builds to bring in more clients while I figured out my actual pricing model. It was a lot of trial and error on my end while staying professional and consistent on the client end.

We're tearing it down to build it back up even better!

This backyard in Tower Grove South is about to get a brand new 3-car garage. First, we took down the old structure, and now we're removing the old concrete. Nick built a box around the AC unit to keep it protected during demolition. Stay tuned to see how it turns out!

You should expect a remodel on an older home to be more expensive than a new build.

Here's why 👇🏼

🔨 Older homes were built to different standards and different codes. That means when we break open walls, we have to bring everything we see up to current code.

🔨 Age can cause issues. As materials age, or houses shift and settle, cracks can appear that need to be addressed before we can begin the remodel.

🔨 Walls can be full of surprises. You never know what a 100-year-old house is hiding - cracked beams, rotted wood, faulty DIYs from a previous owner. Until we see it, we don't always know what's there.
