This bathroom needed more than another coat of paint.
The homeowner was dealing with mildew growth on the ceiling, which is often caused by trapped humidity and poor ventilation. During the inspection, I found that the original bathroom fan was not venting directly outside.
I removed and replaced the old exhaust fan, ensured it was properly vented outdoors, and then repainted the ceiling and walls.
The result is a cleaner, brighter bathroom, and the source of the moisture problem was addressed instead of simply being painted over.
