Hello friends, family, customers and colleagues. Kenny Guzman here.
As many of you know, GKP Construction and Properties has ceased operations. After the interest rate hikes in late '23/early '24, we experienced a major slow down in work and we were unable to adjust with the market. As a result, we ended up laying off all of our employees and all the ownership had to find new jobs. 2025 was spent considering how to proceed. As always, God was faithful to provide and open the right doors at the right time.
Now, I am pleased to announce that I am starting again and have opened IronOak Home Services with my two oldest sons, Issac and Josiah. Sometimes it's the little things that make a big difference!
At some point, someone removed this window and failed to cover it up! To be fair, the siding is an odd discontinued size, so I'm sure that was the reason. Still, left open to the elements this would eventually lead to some major issues.
This is a great lesson in taking care of the little things while they are still little things!

Wow! What a difference new rail and paint made for this porch! The paint used is a textured coating, so slipping won't be a problem! Great customer and a great final product!

These cabinets went from a brown stain to this beautiful white! It's amazing what a fresh coat of paint will do. We also installed new handles.☺️😍

Just a reminder that it may be warm now, but ❄️ winter will be arriving before you realize it! Now is the time to solve problems BEFORE, they ARE problems! Some weather forecasters are calling for a very cold fall! Is there something GKP can do to make your fall, and winter easier??? Perhaps a new porch, or deck? Maybe a new mudroom to keep snow, and mud out of your house, and give your family a convenient place to keep coats, and boots? What about doors and windows to help you conserve heat, as the price of gas, and electric continues to rise! NOW is the time to get on our schedule! Time flies by like snow outside the window! Make sure your family is ahead of the game! You don't want to be left waiting for an emergency fix, or take a chance that our guys are booked up during that emergency! Over the years, we have seen and heard SO many people talking about bad contractors, that we wanted to post some advice to help people navigate the waters!
Below are pictures of what an estimate should resemble. Of course, it doesn't have to look exactly like this, but you must, must, MUST get these things in writing:
1. Scope of work. The more detailed, the better.
2. Total cost of the job. Don't allow yourself to get trapped by a "hand shake cost estimate".
3. A PAYMENT SCHEDULE!!!!!! The last thing you want is to get stuck with a contractor that comes to you on a Friday (after being gone most of the week) asking for "a little money for the weekend". Get the payment terms in writing and hold them to it!

If you are doing a project that costs more than a thousand dollars, then follow this advice, and if you have to go to court, you'll have that guy by his... uh... screw driver!
