Bathroom outlet suddenly dead? Don't call anyone just yet.

Nine times out of ten in these Lowcountry homes, it's a tripped GFCI- and not always the outlet you're standing in front of. Builders love to run a whole bank of outlets through one GFCI, so the bathroom, the garage, and the back porch can all go dark because one little reset button popped.

Check the garage, laundry room, and any outlet near water for a button that's sticking out. Press it back in firmly until it clicks. That fixes it more often than folks expect.

If it won't reset, or it keeps popping right back out, that's worth a real look- book a call & we’ll get it figured out for you.

Replaced a bathroom exhaust fan in Summerville this week. The old one had basically given up on life, which means it had also given up on its real job: getting the smell out of the bathroom after… business is concluded.

A bathroom fan isn’t just for fogging up mirrors. It’s the unsung hero standing between “everything’s fine” and “who died in there.” When it stops pulling air, that smell just sits. And lingers. And lets everyone know.

Swapped this one for a quieter, more powerful model, same hole in the ceiling, way better suction. House felt better (and smelled better) within minutes.

If your bathroom fan sounds like a jet engine, barely moves air, or you’ve started lighting candles preemptively before anyone even goes in there, that’s your sign. Book here and we’ll get it sorted:

We’ve got a few weekday openings next week, Monday through Wednesday, and storm season’s already here.

If your electrical panel hasn’t been looked at in 10 years or more, this is the week to do it. A loose lug or a tired breaker is one of the quietest causes of a house fire, and a whole-house surge protector at the panel costs a fraction of the AC compressor it protects when lightning hits the grid.

We’re booking panel safety checks across Summerville, Goose Creek, Ladson, Hanahan, and Moncks Corner. Friendly visit, honest look, no upsell pressure.

That chirp. You know the one. Always at 2 in the morning, never at 2 in the afternoon when you could actually do something about it.

This little guy in Pine Forest Country Club has been faithfully nagging its homeowner since the house was built back in 2004. Twenty-two years of beeping every time that 9V battery got tired. We pulled it down, and sure enough, original BRK unit, original game of “find the chirping detector while standing on a kitchen chair in your underwear.”

Here’s the good news. Smoke detectors have come a long way. Some new units come with a sealed 10-year battery, so there’s no more midnight battery hunts and no more setting a reminder in your phone to swap a 9V you’ll forget anyway. When it finally times out in ten years, you just replace the whole unit.

We can usually swap these out same day, quick and clean. If yours is chirping or you just want to know how old they are, give us a shout. Book here: http://bit.ly/BookLutes

PSA from your local electrician: the b**b light is still at large in Coosaw Creek.

We found this one living on a living room ceiling, doing what they all do, hanging there looking like a 1990s builder ran out of ideas at 4:55 on a Friday. One dome. One sad little finial. Zero airflow in a Lowcountry summer. A menace to good taste and a personal insult to anyone trying to sleep through a Charleston August.

So we did our civic duty. Out came the dome, in went a five-blade brushed-nickel fan with a real light kit. Now the room moves air, the ceiling has some dignity back, and nobody has to explain to their guests why there’s a frosted glass dome staring down at them.

We can’t save every ceiling in the Lowcountry. But we’re trying, one hideous light light at a time. If yours has overstayed its welcome, DM us or tap Book on our page. No pressure, no judgment. Okay, a little judgment.

This is what burned wires look like before they ever trip a breaker.

Got called out to a home in Summerville, built back in the 80s. The homeowner had no clue anything was wrong until the blow dryer in a completely different bathroom quit working. That was the only warning sign.

When I pulled this receptacle out of the wall, here’s what I found: the wires weren’t screwed down to the side terminals. They were stabbed into the little push-in holes on the back of the outlet. Those back-stab connections were common in older builds because they’re fast, but over time they loosen up, start arcing, and heat builds until the wires literally begin melting together. That heat is what killed the outlet down the line.

No smell, no flicker, no tripped breaker. Just a dead blow dryer and wiring that was one bad day away from something a lot worse.

If you’re in an 80s or 90s home and you’ve got an outlet that’s stopped working for no reason, don’t ignore it. That’s usually the house telling you something. Happy to come take a look.

Gary’s right. And it’s already happening here in the Lowcountry.

I can’t keep up with the work coming in, and I’m looking to add good people to Lutes Property Services. Here’s the part most folks miss: you don’t have to already be an electrician.

If you’re an HVAC tech, a plumber, a handyman, a maintenance guy, or anybody who’s good with their hands and shows up on time, you can learn this trade. I’ll train you. The wiring side is teachable. The work ethic and the way you treat a customer’s home is the part I can’t teach, and that’s what I’m actually hiring for.

This is steady work serving Summerville, Goose Creek, North Charleston, Ladson, and the surrounding area. No layoffs when the season slows, because people always need their power working.

If you’re tired of being treated like “the help” and you want a trade that’s only going to get more valuable, send me a message or call843-906-6551. Happy to talk it through, no pressure.

If you’re like most folks here in Summerville, you’ve got a tangle of cheap charging cubes plugged in all over the house, the gas-station kind, the one that came free with something, the one that gets a little too warm to touch.
Those bargain cubes are exactly what fire marshals point to when a bedroom scorches. And they hog the outlet, so you’re down to one plug instead of two.

Here’s the fix. This is a Leviton USB outlet that charges your phone, watch, and earbuds straight from the wall, a USB-A and a USB-C port built right in, plus you keep both regular plugs. No cube. No brick. Nothing to overheat. It drops right into the same box your old outlet sits in.

I bought a 10-pack of these on a closeout deal and I’m passing the win along: free installation on them with any service call booked from now through Monday, until they’re gone. You buy the outlet, we put it in while we’re already there. When the ten are spoken for, that’s it. I’m not paying full freight to restock at the giveaway price.

So if I’m coming out anyway for a panel inspection, a fan, a bad switch, anything, grab one of these for the bedroom or the kitchen counter and I’ll set it in for nothing. Call or DM us and tell me you want a USB outlet on the ticket.
