Almost done with the exterior wall framing. One more window header getting added this morning. A little bit more floor framing and we can call for our under floor post and beam inspection. Taking shape now.

Now that is a remodel. There is no instructions or how to on a project like this. Just dig in and make it happen. Foundation was signed off by the inspector. Scheduled the plumber for all the under floor and rough in. Shalamar Dillon-Hays is getting the v***r barrier installed. I'm getting all the rot repaired and new headers installed.
The framers will be back as soon as the under floor is installed and will be finishing the framework for the 2 new bedrooms.

Nice color change with some minor rot repair. My first take at some foe beams. Start to finish 24hrs and 2 people so not bad.
Shalamar Dillon-Hays is the best helper always getting the crispy lines.

We are saving this 1940s home. The original "foundation" was nothing more than river rocks stacked along the perimeter with some random blocking under the floor area. The foundation retro fit should be ready for a pre-pour inspection this week. This house has very solid bones, they don't build them like this anymore. Will try to do a good job of documenting this remodel.

Purchase price was around 135k
Engineered plans for permits and floor change around 8k
Lift of house about 12k
Foundation about 12k
So far on track for the investor to be happy at the end.
Was purchased as a 2bd 1 bath under 900sq ft
Will be selling as a 3bd 2 bath 1100sqft

Hope to start somewhere around the 360-370k range on asking price.

Would you take on this project, or am I crazy. I love a good challenge.

Just added some some stainless cable to the existing railing. Simple and cheap. Client request on something that doesn't hinder view, but added a little safety to there summer cabin.

Taking advantage of the tail end of good weather.
A nice little 20 x 20 hay storage for the farm. I am pretty sure the horses know it's for them.

I did not expect to find this much deterioration under the moss.
This is my first large concrete/mason repair job. Up until now I have only repaired the corners on a concrete porch. I basically say yes to any job, I will just research the procedures, and get after it.
Over all I think this went great. Took Shalamar Dillon-Hays and I around 5 hours to complete, and about 80lbs of quiksetting concrete.. $600 total cost to our client.

What a beautiful spot for a painting job. Almost 2 years ago we installed some gutters and did a job for a nice gentleman named Butch. Last week we got a call from his neighbor across the street. He was so happy to work with us before we had even met.
