This has been an absolutely insane 7 weeks in the real estate market.

In all honesty, I have written many offers for buyers that we have not been able to lock up. Sometimes you can do everything within your power, and if your people aren’t willing to be unreasonable, it’s just not meant to be. I have seen a LOT of unreasonable offers in July. Which is not a good thing for buyers.

But this one was different. And I can’t help but feel like it’s meant to be. It’s the ONLY home that my son and his best friend can walk to each others house. It was at the very top of my client’s budget - so after being in many 4+ offer situations over the last 6 weeks, we were concerned we couldn’t compete.

And we got it 🙌. We were prepared. Decisive. Moved w haste. Came in strong. But didn’t concede items like full inspections (something I haven’t been seeing since 4th of July)

During our inspection period, we were able to negotiate over $10k in repairs, plus a seller credit.

I couldn’t be more thrilled!! And here’s to a smooth settlement, after a tough inspection negotiation period! And a huge congrats to my client, and great friend ❤️
