Seawall failure and soil erosion behind a seawall are not the same problem.

Seawall failure involves structural damage, such as leaning, bowing, broken panels, failed tiebacks, or collapse. Soil erosion happens when soil washes through or beneath the wall, causing the ground behind it to lose support.

Last week in Spring Hill, our team helped a homeowner whose back lanai patio was cracking and separating. They purchased the home a few years earlier and discovered that several temporary fixes had been made over time. When it became clear the problem needed a long-term solution, they contacted Helicon.

The patio where the concrete slab was cracking had weak soil conditions. Our team of Jan, Alberto, and Alfonzo used structural polyurethane soil and slab injections along both the interior and exterior sides of the lanai to provide comprehensive stabilization. Within just a couple of hours, the area was fully secure and protected against new settlement.

When voids and settlement began affecting a Marco Island home’s front porch and walkway, Helicon delivered a targeted polyurethane stabilization solution designed to restore support and reduce a growing trip hazard. The homeowner acted before major cracking developed, helping prevent the problem from becoming a more extensive repair.

Using approximately 139 pounds of two-part structural polyurethane, our team filled voids beneath the porch, improved support under four settled walkway slabs, and achieved controlled lift where conditions allowed. The result was a safer, more stable front entryway with improved slab support and reduced risk of continued movement.

An older condominium complex in Kenneth City, near St. Petersburg, had been experiencing significant interior and exterior settlement over time.

To stabilize the structure, our team first installed interior helical slab piers beneath the floors throughout the property. We also used structural polyurethane injections to stabilize the slabs and strengthen areas where loose, weak soil was present.

When water intrusion began affecting two ground-floor offices at the Four Seasons Resort in Lake Buena Vista, Helicon delivered a targeted soil stabilization solution designed to strengthen the conditions behind the concrete wall without major demolition or exterior disruption.

Using two-part structural polyurethane injections from the interior, our team reinforced weak soil zones behind the wall and improved support against a significant retained soil mass outside. The work was completed with a tight treatment footprint and no lifting required, helping reduce ongoing risk while minimizing disruption to hotel operations.
