Don’t let anyone (supposed professionals or not) pot cement up to your existing fence. You should never pour cement without using form boards unless it is directly against a cement wall or anchored to an existing cement or metal structure and is pinned to them only after the proper elevation and grade or water run off has been established. When you pour cement up to a fence (regardless of age) you are pouring over the footings. Today’s fence contractor does not pour a proper footing and allows it to be way below grade so dirt can be packed in right against the wood post or bottom trim. So what you are doing by placing cement up to the fence without correcting the footing elevation (height) you are compounding the problem and creating little pools where water sits against the wood posts causing dry rot or softening which allows ants- bugs- termites or world to get in which can cause more damage than just a week post that will bend if break in the wind. Plus when this does happen (and it will in two to four years or less) now you have to dig up the post and footing from underneath the cement walk without damaging the new cement and if you pour on both sides it may even have to be cut to install a new post. I have managed to install a new post in a 3&1/2ā€ crevis before but it takes twice as long to do everything. No one (asside from me) installs fence posts at or above grade anymore and since no cement contractor uses proper form and grade Tekniques much less steel reinforcing or pinning to prevent cracks and since to even install posts without removeing the existing broken ones means to stagger the new posts creating an uneven panel situation I’m waiting for the days where thier is no more clean ground area to install fencing because it’s filled up with bad footings left over the ages. I will wonder how many lawsuits will get filed or won because people used shotty work or were lied to by the industry. Oh it’s coming in the next 4-6 years trust me!!!

Just another carpet repair to a floor recently installed by a big box store, if you don’t know or haven’t read any of my other posts this is what happens when you hire a big box company or an anyone that does not either know about all types of flooring or does not care about the quality of service. The seller (not sure how many prior) had new carpet installed but they replaced the tack strip and placed them soo close to the raised baseboards that the carpet (much less a trimmer tool) could fit between which is necessary to not only ensure a proper stretch that won’t pop off down the road, but to get an even and uniform look to the room. Since the carpet came off the tack strip it no longer had a proper stretch so it was impossible to get or keep clean. This also allowed matting and static charges to develop which further caused rapid destruction of the materials and delamination of the backing which then allowed freying of the edge of the rug. But that’s not the kicker here. In this house the mother in law (owner) wanted to replace the really bad (dipped in areas of the floor between the entry and kitchen) and was talked into getting a laminate real wood flooring installation done. To begin with they obviously did not understand why the carpet was failing and lied to the customer just to sell thier product (which I don’t understand since they do not make the flooring so no reason to push a particular type) unless that is the only type of flooring you know how to install. They not only did not power stretch the carpet but they did not use a mandatory transition piece between the two types of flooring. Laminate is a floating floor and needs to be held in place via the baseboards resting on top (quarter round is not exceptable) and a track metal with an insert that covers both the laminate and the carper or tiles edges and holds everything down and in place so the above photos situation cannot take place. They just butted the carpet up to the poorly cut laminate which is odd in this instance because the laminate flooring was lain on the diagonal which in most flooring stores is only dispatched to thier best crews because of the technical aspect for this type of layout. At least the already raised baseboards allowed them to place the laminate underneath them otherwise I bet I would have seen quarter round (which if your getting this done) quarteround was never a legitimate way to hold a laminate floor in place and no manufacturer will warranty thier materials if this was the method used. I only came up with this method in extreme cases where they laid tile up to the baseboards and it would be too costly to have them removed and did many other things to guarantee the laminate would not have any problems and used the quarter round merely as a precaution. Or used them in a mobile home where removing the baseboards again was problematic and costly. Always have the baseboards cut - lifted or removed prior to installing a floating floor and always always use a transition piece between two types of flooring unless you have the knowledge and skill to do otherwise. I have that skill but I’m not going to give away all my tricks lol. It’s just sad to see supposed professionals using methods they have no idea about and getting it wrong. This mother of three littles -1 doggie and two cats has been living in really poor conditions as the carpet ;due to being soo loose) would not get or stay clean - causes static electricity to build up - and the bacteria from the matted carpet is basically killing anyone who breathes or has friction or surface to surface contact like motors (which are in every appliance) electronic devices - furniture - counters - toys and books- clothes - handles / k***s /levers and just about anything with a surface. You see the static causes all ions to be positively charged which allows hard contact and dirt to cling to things so even if you did wipe everything down it would immediately start to get dirty again and actually is attracting dirt and bacteria like a magnet. This is why some people buy the deionizer because it is not good to have so much positive ions floating around you.
It’s also hard on the lungs and even more on your sanity or state of mind when you spend most of the day cleaning vacuuming dusting washing etc only to at the end of the day feel like nothing is really clean and feel it needs to be done again so quickly! Well it’s not!! And sadly it’s not really your fault. The problem lies with the service industry and the non accountability they have when it comes to thier customers satisfaction. You might say the ā€œpicky parsonsā€ (those whom complain about everything for the sake of complaining) ruined it for the rest of the world by treating good tradesmen unjustly and causing a ruckus because they could, but I think the house flippers (same ones that caused the 1980 bankruptcy in the real estate industry) are more to blame. Since flooring cannot be properly inspected without removing the covering to some degree and so many shortcuts can be done to save money (that won’t appear for weeks after the job is done) It was very easy for the trades to jump on the wagon of getting paid for doing half the job. Now a new precedent has been set for all trades to see just how little they can do and get away with it since real quality over price is not desirable anymore. And because the newer products more and more are becoming easier to use (less toxic - simpler designs and less parts) more and more diy’ers are getting bolder and more and more a trying thier hand at doing things. This would be a plus except so far most of these people are not learning the proper methods of installing and or worse are purposefully perpetuating lies to admonish themselves from any wrongdoing and some of these individuals are actually from ā€œlegitimateā€ shops that are training thier employees to believe this is the right way to work so customers are becoming more and more confused. Yes it’s good news for me as I can correct most of these problems in a fraction the time it took others to create it but this does not bold well for the general health and safety of our planet. With less and less real skilled tradesmen allowing shotty workmanship to propagate and multiply the threat of real illness and disease becoming more widespread is inevitable. If you were ever wondering why some homes smell even after just being cleaned, or why some seem to be hospitalizingly clean sparkly while others seem dingy dank smelly no matter what even after having a fresh coat of paint or new flooring installation done it’s because they did not properly clean and sanitize the subfloor. Imagine how many things over several years has fallen on the floor in someone’s home. Especially if they had kids pets or illnesses. Everything that can fall off of someone or something leaves behind particulates that can find its way underneath the padding and deep into the cement or plywood decking. If it is not cleaned and sanitized when bring replaced you will never get the odor or particulates (which can carry harmful bacteria) out and these particles can work thier way back to the surface and enter you on cellular level. They can also cause static and cling to your appliances - clothes - paint and everything in your home. This happens when everyone is looking for the best possible price over quality for tens of years so that it’s now considered the norm. It has become so bad that most companies don’t even offer the service much less admit it was ever a normal practice in the industry. Only a 30/40 year veteran of the field will even know or admit this was a necessary part of the installation process. You get what you pay for does not even cover this topic as the powers (big name stores) are denying this is even a thing and are discrediting anyone who claims otherwise. I’ve actually seen installation companies (like the Broadway- Lenard’s- carpet city) tell thier installation teams to lay over the old existing padding, not to bother sweeping the subfloor because no one will be able to tell or to not scrape off huge lumps of drywall or paint puddles because they are not getting paid enough or no one can tell once the padding is installed. The veterans whom now work as teck or field supervisors will tell teams to leave the carpet loose (not properly stretched) because it will look better and hide more subfloor flaws like piles of debris they couldn’t take two minutes to pick up of the tack strip was frail and in order to not have to replace they leave the carpet loose because it will takes a few years before the visible evidence will happen and by then they can claim others for thier negligence. It’s so hard to find a trustworthy and knowledgeable person in any trade but to find one that is skilled in every trade us unheard of. A really good tradesman knowing everything in every trade used to be called a handyman, but now every contractor tradesman is using the term to confuse the public and give the term a false identity. If we can’t trust the supposed professionals in the field to do the right thing then we will have to learn how to do it ourselves. But who will teach us, since the pros in the industry are likely to keep thier secrets and discredit those whom might be able because if everyone learns the truth, the per square foot pricing will change drastically.

If you are not getting the cement cleaned and sanitized when you have carpet removed or replaced (especially when jnstalling laminate flooring) you are allowing harmful bacteria (which causes odors much less diseases) and possibly mold or foot funguses to germinate under your new flooring. This will not only cause rapid aging and or degeneration of the new product but also causes the whole house to smell and be impossible to get clean. Which as anyone with an intellectual mind knows causes everything in your home to fail prematurely. Think of carpet and padding like a very sturdy pair of underwear that you can try to wash from the outside only the padding and cement can hide particulates that carry germs -soil - bacteria- infection - liquids and skin cells. The. Think of everything you might have spilled on it. Then think of everything the previous owners could have left (cat spray - dog f***s - baby diapers- foot fungus - toe nail clippings - poison ivy - blood - food - wine - grease - coffee - vomit - hair not to mention the many various chemicals people buy. It’s one thing to get a good deal on service but it’s quite another to get cheated because the house flipper - realtor or seller either didn’t know or didn’t want to pay for quality service so they skipped part of the preparation and lain the new flooring over waste and or debris. It’s become so bad that now thier are shops that claim to be professional mom or pop shops that aren’t even aware of this aspect of thier job. Then thier are the other ā€œprofessionalsā€ that try to discredit this as a lie like it was never a part of the trade. But for those of us whom worked in the field for over 40 years know better, too bad I feel like am the only one left in California much less this immediate area. But you go ahead and sleep with your mouth nose or ear right next to where someone’s infected puss oozing sore or vomited beer or wine or dirty disentary child’s behind left a molecule of filth that no carpet cleaning company could remove because even though the carpet has been replaced several times in 30 years the cement underneath never has.

So if you buy a home these days and the previous owner did any type of texture work (especially in the ceiling) there was a leak and most likely from the roof. So if thier is no report filed with the inspection about it then they are letting you know they have a leak and are hoping it will not rain before it closes escrow. It also may have been repaired (just not properly) and with the lack of rains in this area it may go for years (depending on the severity) before you discover it. I have finally found an intelligent clientele that has learned to call me to discover the severity of a leak and not only repair it and flood test it but to repair the drywall texture and paint so it never has an issue again. Some ā€œso called handyman ā€œ on this last one not only missed the leak repair but used the old drywall (which had mold hidden from him if her) that not only cracked the tape when we had that last big rain but the mold was growing and started to migrate. If the house would have been wood framed instead of steel this would have been much worse.
