Another beautiful exterior transformation in the West Valley! 🏡

This one's over on West Karen Lee Lane in Peoria — and the before and after on this project speaks for itself. ✨

Here's what we were working with:

The original T1-11 siding had reached the end of the road. Decades of Arizona sun, peeling paint, surface rot, and weathered substrate had left it well past any reasonable repair. ☀️ A full siding replacement was the only smart move — and we mean FULL.

This wasn't a cover-up job. This was a complete reset from the sheathing out.

Here's what went into this project:

🔨 Removed all original T1-11 siding from every elevation
🔍 Thorough substrate inspection across the entire home
🛠️ Repaired all underlying rot
🪵 Installed new OSB sheathing on all elevations
🛡️ New Tyvek house wrap (full weather-resistive barrier)
✨ New ProVia vinyl siding in Ivory, Dutch Lap profile

Why the sheathing reset matters:

When old siding goes this long, the substrate underneath almost always has hidden problems. A lot of contractors will install new siding right over questionable sheathing — and the homeowner finds out years later when moisture gets in and damage spreads. ❌

We don't do that. We expose the substrate, inspect every elevation, repair what's compromised, and build a complete weather barrier with new OSB and Tyvek before any siding goes on. ✅

Beating the monsoon clock in Mesa! ⏰🌵

We're wrapping up a tile R&R project today over on East Navarro Avenue and the timing matters. Monsoon season is right around the corner, and this roof was overdue for serious attention. ⛈️

Here's what was going on:

The concrete tile was still in great shape — no need to spend on new tile. But underneath? The underlayment had failed prematurely. Not from age... it just wasn't the correct product for a tile roof (expertise matters when choosing a roofing contractor) 😬

Most homeowners don't realize this about tile roofs:

🏠 The tile is the armor on top
🛡️ The underlayment IS the actual waterproofing

If the underlayment fails, it doesn't matter how good the tile looks — water finds a way in. Especially during monsoon season.

What we're installing:

✅ Removed the failing original underlayment
✅ New Titanium UDL 50 synthetic underlayment
✅ New flashing throughout
✅ New battens
✅ Existing concrete tile carefully removed and reset

Why R&R is a smart move:

Tile R&R (Remove & Reset) is the cost-effective tile solution in Arizona roofing. When your tile is still in good shape but the underlayment is failing, you don't need a full replacement. You need the layer underneath rebuilt; properly this time. Same beautiful roof, brand new system beneath it, fraction of the cost. 💰

We also spotted cracked mud balls at the hip-to-ridge junctions — a common failure point that lets water sneak in. Replaced those too. 🔧

Beating the monsoons matters. Wind-driven rain, blowing dust, sudden downpours — your roof gets tested every storm. Getting this done BEFORE the season hits means this homeowner heads into summer protected. ☀️

A sneak peek at a beautiful project we're in the middle of right now in Tempe! 🚧🏡

This stunning home in the gated Carver Ranch Estates community originally had a hand-split cedar shake roof — the heavy, premium kind with incredible character. But here's the thing about cedar in the Arizona desert... the sun is BRUTAL. ☀️

After years of UV exposure and desert heat, those cedar shakes were no longer holding up. The homeowner loved the cedar look but needed something that could actually survive our climate long-term.

Enter concrete tile. 🎯

Here's what's going in:

🔨 Full tear-off of the original hand-split cedar shakes
🏗️ Westlake Madera 900 concrete tile in Elkwood
✨ Authentic cedar shake appearance — backed by concrete tile durability
📐 Engineered for the load (more on that below)

The Madera 900 is one of our favorite products for jobs like this. It captures the texture and shadow lines of real cedar shake, but it's built to handle decades of Arizona sun without breaking down. Same look the homeowner fell in love with — dramatically better performance. 💪

A note on the engineering side:
Concrete tile weighs significantly more than cedar shake. Before we touched a single shingle, we brought in a structural engineer to confirm the existing roof framing could safely support the new tile load. Engineer-approved, code-compliant, and built to last. ✅

Ahwatukee Foothills siding transformation — done right.

The original T1-11 on this 85044 home was rotting through in multiple spots. Once siding starts failing, every storm and every irrigation cycle is making it worse. The fix isn't slapping new panels over the problem — it's tearing it down to the studs and rebuilding the wall system the way it should've been built the first time.

Here's what that actually looked like:
• Stripped every panel of old T1-11
• Replaced rotted sheathing with new 7/16" OSB
• Wrapped the home in Tyvek WRB
• Flashed every window and door opening with tape
• Finished in ProVia HeartTech Dutch Lap, Sea Slate

Properly installed vinyl siding is rare in Arizona. Most contractors here don't know the system, skip the flashing details, and void the warranty before the job is even done. We install ProVia to manufacturer spec — which is why our siding comes with a non-prorated lifetime warranty and theirs doesn't.
