We’ve been knocking project after project out of the park and it’s led us to being ahead of schedule on the last couple of jobs. With the opening of availability we were able to pencil in a few small jobs into our schedule this past week that were booked out for early 2025.

This is a replacement door we installed this week.

Over the past 28 days we have transformed this 3 bed 1 bath single family home into a 4 bed 2.5 bath home. Here’s a list of the things we’ve tackled and the order in which they were done;

-New roof installed
-Removed a jack and jill style door between two bedrooms
-Removed all plumbing and installed all new pex water lines and new drain lines
-Completely demoed the kitchen and prexisting bathroom
-Replaced 1 window and deleted one that was hidden behind the bathtub
-Renovated the attic into a 500 sqft master suite that includes a master closet, bath and bedroom.
-Created 2 separate chases for all our infrastructure to run upstairs to our master suite (electric, water, drains, ductwork)
-Drywalled the downstairs bath and the entire master suite
-We prepped and painted the entire property
-While in the framing stages we created cubbies for built in shelves in the knee walls
-We’ve begun building our custom shelves and cubbies and will be painted and installed during our trim package phase, shortly after flooring is done
-The 2 full bathrooms have been floored today

All in all we are about 2.5 weeks ahead of schedule. This week we have the following planned:
-Vinyl plank flooring installed in the half bath, living room, dining room and kitchen.
-Carpet installed on stairs, the master bedroom and the 3 bedrooms down stairs
-All toggle switches, receptacles, and light fixtures updated/installed
-Kitchen cabinet package installed
-Bathroom fixtures such as vanities and toilets installed
-All interior doors reinstalled as well

We had the pleasure of beginning the renovation of a lovely 3 bed 1 bathroom single family home into a 4 bed 2.5 bath home last week. We started with a roof replacement, the demo of the kitchen and bathroom, and prepping the attic for a conversion into a master suite.

This week we got all our framing done followed by infrastructure ran, such as; ductwork, electric, and plumbing.

During the framing stage we took careful consideration to utilize the knee walls for built in shelves. This adds functionality to an otherwise unusable area.

We intentionally built the master closet right outside the master bathroom for optimal functionality. We take soooo many factors into our floorplanning process. We always consider whether the cost of the improvement will garner our client cash, whether it adds functionality or an amenity to the renter or potential buyer, all while staying within budget and considering the area of town the project is in.

Started this 22 square roof replacement today, with the expectation that we finish by midday tomorrow.

We expected multiple layers of asphalt shingles but did not anticipate uncovering a layer of slate tile. 😂

Knocked this lovely deck out this past week. We will be back in a couple weeks to install skirting around the base of the deck.

With the warmth of summer fading away, we have limited openings for the rest of the year but we are accepting deposits to lock in a spot for spring of 2025!
