🌧️ Keeping an Eye on the Gulf

There’s some weather activity being watched in the Gulf that could potentially affect the Texas Gulf Coast. As we all know, Gulf weather can change quickly, so for now, it’s simply a good time to stay informed and keep an eye on the forecast.

A dry roof over a wet building is not a solved problem.

Most commercial water intrusion never comes through the roof at all. It comes through balconies, windows, hollow metal doors, penetrations, plaza decks, parking structures, expansion joints, control joints, planters, and below-grade walls — the places nobody inspects until a tenant calls.

Signs your property is due for a waterproofing survey:

• Staining, efflorescence, or rust weeping from concrete, brick, exterior surface
• Sealant that has pulled away, hardened, or cracked at expansion joints
• Moisture trapped or staining for 24-hours on exterior facade wall and concrete deck, which is a bigger problem as moisture should be allowed to flow through the cavity.
• For parking decks and balconies, traffic/deck coating over five years old requires preventative maintenance and repairs to ensure the integrity is not compromised.
• Once water reaches the interior wall, the same becomes compromised, leading to mold restoration, concrete restoration, tenant disruption, and lost revenue. Brazos Urethane has sealed building envelopes since 1987.
