A year later and still looking great!
We paved this driveway last year and recently came back to protect it with our oil-based asphalt sealer.

At RSPavingToledo.com we recommend oil-based sealer for many of our new asphalt installations.

So what’s the difference?

Oil-based sealer penetrates into the asphalt and helps replenish some of the oils lost as pavement ages. Instead of simply putting a coating over the surface, it helps condition and protect the asphalt while bringing back that deep, rich black appearance.

Water-based sealer primarily creates a protective coating over the surface. It can still be a good maintenance option, but we prefer the penetrating characteristics of oil-based products for many newer residential asphalt driveways.

The goal isn’t just to make your driveway look new again — proper maintenance can help protect your investment from oxidation, weather, water and everyday wear.

Another Problem Solved the Right Way!

This condominium association had a major issue affecting all four units. The existing asphalt had become depressed and severely damaged, allowing water to collect in the center of the drive. During the winter months, that standing water turned into dangerous ice, creating a safety hazard for both homeowners and visitors.

Our crew came in and completed the job the right way:

* Removed the failed and sunken asphalt section.
* Reinstalled and properly graded the stone base.
* Corrected the slope to ensure water now drains down the roadway to the existing storm drains.
* Installed new asphalt for a smooth, durable finish.
