Project Flashback | One Hermann Place 🏙️

Completed in 2016, One Hermann Place is a 367,000 SF, 224-unit luxury multifamily development located along Hermann Park in Houston's Museum District. Designed by Corgan and constructed by Morganti Group, the seven-story community features structured parking, resort-style amenities, and expansive views of one of Houston's most recognizable urban destinations.

The project includes high-end residential living supported by a diverse mix of amenity spaces, creating a premier residential experience within a highly visible urban setting.

Halford Busby Construction Consultants provided cost estimating services throughout Preliminary Design, Schematic Design, Design Development, and 95% Construction Documents. Through each phase, our team provided continuous cost modeling and budget validation to support informed decision-making throughout the design process.

Nearly a decade after completion, One Hermann Place remains a prominent residential development within Houston's Museum District and a recognizable part of Houston's urban landscape. Across Texas, projects are continuing to move from planning into reality—and we’re excited to be collaborating with teams helping shape that growth through cost insight and coordination.

In Dallas, Texas, the Exall Recreation Center, designed by Kirksey Architecture, progressing through schematic design. The approximately 23,800 SF facility is being shaped through community-focused planning centered on wellness, accessibility, indoor-outdoor connectivity, and flexible gathering spaces for recreation and programming. Features such as shaded courtyards, natural light, and outdoor gathering spaces are helping shape the project vision as it continues to evolve.

As construction cost consultants, we’re working alongside the design team throughout the early planning process to provide pricing guidance, evaluate priorities, and help inform key decisions as the project develops.

In San Antonio, the SAT Terminal C Parking Garage for the City of San Antonio and the San Antonio Airport System, led by project manager Garver, is in the final stages of Construction Documents. The approximately $117 million project supports a larger terminal expansion program totaling approximately 1.37 million GSF and includes a 7-story parking structure designed to support Terminal C operations, associated ground transportation functions, and future-ready infrastructure. The facility will also provide direct pedestrian connectivity to the terminal as part of the broader airport development effort.

Project Flashback | University of Houston Innovation Hub 🎓

Transforming the University of Houston Main Campus in Houston, Texas, the former Technology Annex is being replaced by the new 81,500 SF Innovation Hub — a major step forward in the campus’s academic and research infrastructure. Designed by Page (now part of Stantec), the facility is positioned along the Arts Walk and will support collaboration, entrepreneurship, research, and applied learning.

The program brings together classrooms, labs, and flexible collaboration spaces within a connected academic environment focused on innovation and interdisciplinary exchange.

Halford Busby Construction Consultants provided cost estimating services from 2023–2024, supporting programming through design development with continuous cost modeling and validation as the project evolved.

Project Flashback | Texas A&M University Equine Initiative, Phase II 🐎

Located in College Station, Texas, this 258,000 SF multi-structure equine facility — designed by Kirksey Architecture — was developed as part of Texas A&M’s Equine Initiative, with substantial completion achieved in 2018. The complex supported the university’s mission to advance equine research, education, and outreach, bringing together specialized facilities including nutrition labs, veterinary areas, barns, arenas, and support spaces into a unified campus environment.

Halford Busby Construction Consultants provided cost estimating services during the Schematic and Design phases for this highly specialized facility.

We’re excited to be part of Houston’s continued growth.

In Tomball, Texas—right here in our own community—that momentum is taking shape through projects that reflect the strength and character of the community.

The redevelopment of the First Baptist Tomball campus into Tomball Legacy Square is a key example—transforming a historic site into a future hub for arts, culture, and connection in collaboration with Studio RED Architects.

While not pictured here, a new intermediate school for Tomball ISD—approximately 130,000 square feet and designed to support over 1,200 students and 100+ faculty—is underway in collaboration with Huckabee, with completion anticipated in 2028.
