Before making that decision, ask these 5 questions:

1️⃣ Is the damage isolated or widespread?
A small area of damage on an otherwise healthy roof may be repairable.

2️⃣ Are leaks recurring?
One identifiable issue may need a targeted repair. Repeated leaks in several areas can point to a larger problem.

3️⃣ Is the roof decking sound?
The condition beneath the roofing material can significantly affect the scope of the work.

4️⃣ How old is the roofing system?
Age matters—but it should never be the only reason to replace a roof.

5️⃣ Are flashing or ventilation issues also present?
When several parts of the roofing system need attention, replacement may provide an opportunity to correct them together.

🏠 ROOF LEAK MYTH: The ceiling stain shows you exactly where the roof is leaking.

FACT: Water may enter around flashing, roof vents, valleys, skylights, damaged shingles or roof-to-wall transitions—then travel along the roof deck, framing or insulation before finally appearing inside.

That is why covering the stain or applying sealant to the first suspicious area may not correct the actual problem. The source needs to be traced and the surrounding roofing system properly evaluated.

If you are preparing to close a Jersey Shore summer home, photograph your ceilings and check around skylights, exterior walls and previous leak locations before leaving the property vacant.

THE STORM MAY HAVE PASSED—BUT DID IT LEAVE DAMAGE BEHIND?

Summer storms at the Jersey Shore can move through quickly, bringing heavy rain, strong wind, thunder, lightning and falling debris. What many homeowners don’t realize is that storm damage isn’t always visible immediately.

Wind can lift a roof shingle and weaken its seal without completely removing it. Flashing can loosen around a chimney, skylight, vent or roof-to-wall connection. Wind-driven rain can then enter through an opening small enough to remain unnoticed—until water reaches the attic, ceiling or walls.

Your roof isn’t the only vulnerable part of your home. Severe weather can also affect:

• Siding and exterior trim
• Skylights, windows and doors
• Gutters, downspouts, fascia and soffits
• Decks, porches and exterior structures
• Roof decking and attic insulation
• Ceilings, drywall, flooring and electrical fixtures

After a storm, look for missing or lifted shingles, loose siding, gutter damage, ceiling stains, damp insulation, peeling paint, musty odors and moisture around skylights or windows.

Never climb onto a wet or potentially damaged roof. Inspect from the ground, photograph visible conditions and contact an experienced New Jersey roofing contractor when something doesn’t look right.
