We wrapped up this garage conversion in Manhattan Beach around Thanksgiving. Some of our favorite features that we recommend for any attached ADU 👇🏼

If you haven’t heard by now, 4 new ADU laws (part of an extensive housing package consisting of 56 bills) were signed by the governor last week. This is expected to boost the construction of ADUs here in California which already consist of about 20% of housing units built today!

The best part of building an ADU is the flexibility and versatility of the space! You can shift the use of the ADU over time to fit your current need. At first it may start off as a rental generating extra income, and then change into a space to house family members down the road.

However, something to keep in mind is building the space to fit your current need. If you plan to rent it out, choosing finishes that are cost-effective and highly durable are important. Once you determine the purpose of the ADU, we can help make decisions throughout the design and construction process that will better serve that purpose.

Hi I’m Rebecca! The other 50% of the ADU Duo. I’ve been in real estate for 7 years and come from a PR/Marketing background (although that feels like ages ago now!) I’ve always loved all things revolving around homes, especially design.

At the beginning of the pandemic, I became a first-time mom and would daydream (because a mom with a newborn doesn’t actually sleep) about living in a house with a detached guest house so family could have a place to stay while helping with the baby 🤣 Shortly after, a client of ours asked us to help convert an attached garage into an ADU.

Early this year, I took an ADU Specialist accreditation course and test by . I’m only 1 of 26 professionals in all of LA with the ADU accreditation. There are so many nuances that pertain to ADUs such as how to run utilities, how many (and how large) you can build, parking, solar panels, fire sprinklers etc. We stay on top of California’s rapidly evolving ADU laws so we can better prepare our clients for what to expect if they were to build one. Look forward to sharing what we’ve done, what we’re going to do, and spreading some knowledge about ADUs with you!

Before we dive into ADU content, we thought we’d take a minute to introduce ourselves! I’m Steven, 1/2 of the ADU Duo. I’ve been building residential homes throughout LA for over a decade. I’ve done everything from renovating a USC fraternity house to building mega estates for celebrities to remodeling a bathroom in a small condo.

Focusing on ADUs kind of fell into our laps and now we’re consulting and building for clients all across LA. Over 23,000 ADU permits were issued in CA last year. So our goal is to make a dent in the housing crisis.

I think the biggest misconception is that ADUs are small guest houses so they should be inexpensive to build. That’s definitely not the case. The average new construction ADU costs around $300k. But if you get an ADU specialized contractor involved before architectural plans are done, we can help to provide cost saving building methods and materials! Thanks for following along.

Hi! 👋🏼 We’re Rebecca and Steven of . During the pandemic, housing became more important than ever:

-Most people were working from home.
-College students were moving back in.
-The elderly felt uncomfortable with assisted living facilities.

Not to mention, California is facing the biggest housing crisis in the nation. So we created to help address this problem! With Steven’s 10+ years of residential construction experience and Rebecca’s real estate background and ADU accreditation, we believe ADUs can be our contribution towards a solution.

We’ve wrapped up 3 this year and are currently in the pre-construction phase for 3 more.
