🔨 Removing old shingles can reveal damage that wasn’t visible from the ground.

If sections of roof sheeting are rotted or otherwise unsuitable, those areas need to be addressed before the new shingles can be installed. Depending on the condition, that can mean removing the damaged material and replacing it with new sheeting.

It’s an important part of the process because shingles need a sound surface underneath them.

Every roof is different, so the amount of sheeting that needs replacement can’t always be determined just by looking at the existing shingles.

🏠 Have you ever noticed a dip or sag along a roofline?

A roofline that appears to dip or sag can be more than a cosmetic concern. Depending on the location and severity, it may indicate an issue with the roof sheeting, framing, or structural support beneath the shingles.

The appearance alone doesn't tell you exactly what's causing it, and not every irregularity means there's a serious structural problem. But a noticeable change in your roofline is worth having evaluated rather than ignored.

If you notice a new or worsening dip, avoid climbing onto the roof to investigate. A qualified professional can help determine what may be happening and whether further assessment is needed.

Your landscaping can make your home look beautiful, but it’s worth making sure plants and shrubs aren’t growing right up against your siding. 🌿🏠

When vegetation stays pressed against the exterior, it can trap moisture, limit airflow, and make it harder to notice changes or damage to the siding.

As fall settles into Northern Michigan, take a moment to check the areas around your home where shrubs, vines, or other plants have grown close to the walls.

A little breathing room makes it easier to keep an eye on your exterior and helps keep the area around your siding clear.

Did you know some homes have more than one layer of shingles on their roof? 🏠

Instead of removing the old roofing, a previous installer may have added another layer on top. That can leave older shingles hidden underneath the surface.

We’ve seen just how much can be hiding under a roof. Landmark Exteriors has completed a roof where THREE layers of old shingles were underneath!

Michigan code places limits on when additional roofing layers are permitted. But regardless of whether a roof over may be allowed in a particular situation, Landmark Exteriors does not install new shingles over existing shingles. We remove the old roofing first.

Why? A full tear-off gives us the opportunity to examine the roof sheeting, identify damage that may have been hidden, and prepare the surface for the new roofing system.

A roof can look fine from the ground while still having a history you can’t see.

The scariest thing you could discover in your home this Halloween? A new water stain on the ceiling. 🎃🏠

A ceiling stain or damp spot is worth paying attention to, even if it seems small. It doesn’t automatically mean you need a new roof, but it does mean you should find out where the moisture is coming from.

Roof leaks can have different causes, and the visible spot inside your home isn’t always directly below the source.

If you notice a new stain, don’t ignore it and hope it disappears. Getting the cause identified is the first step toward figuring out what needs to be done.

🏠 Finished Project Friday | Chums Corners, Michigan

A roof replacement can reveal problems that aren’t visible from the outside.

During this project in Chums Corners, we discovered rotting in the roof sheeting beneath the existing shingles. The damaged material was removed and replaced with new OSB sheeting before the new roofing was installed.

Why does that matter? Installing new shingles over damaged sheeting wouldn’t address the underlying problem. Replacing the affected areas helps provide a sound surface for the new roofing system and addresses the damage uncovered during the project.

The finished roof features Atlas shingles in Pewter Grey, but the most important part of this project was addressing what was hidden underneath.

It’s one more reason a proper roof replacement involves more than just changing the shingles.
