🔥Boiler cleaning from last week. While doing the boiler cleaning the customer stated that their hot water seemed to be extremely hot so I took a look while on site. Water was roughly 140 degrees at the faucet and definitely needed to be turned down. Made the adjustment on the mixing valve to get it back down to 120 where it should be and all was good. 🔥

💨Yesterdays mini split cleaning. Customer stated that although the mini split seemed to be cooling the room fine it wasn’t pulling the humidity out of the air like it used to causing it to feel cool but wet in the space. 💨

💦These conditions are often caused by dirty evaporator coils (indoor unit). I did a full maintenance on the system and although I didn’t get pictures of it, the indoor coil was full of dust and other debris which holds the water instead of letting it run down the coil into the condensate pan. Upon completion of the maintenance I ran the unit for about 15 minutes and the condensation started dripping heavily from the drain line confirming the issue!💦

💦Saturday morning I got a call for heavy flooding in the bathroom of this home. Upon inspection I found that the black iron ni**le that was feeding the toilet in this half bath had decided it had worked its last day. The rotted black iron was removed and replaced with brass. (Did not get after pictures)💦

🙏Although there was some water damage, for the customers sake I’m glad it was fairly minimal compared to what it could have been and thank you to the customers for trusting AWP with getting them back up and running!🙏

🔥A little maintenance we did yesterday on this high efficiency propane boiler. Although the heat exchanger itself was not all that dirty there were multiple other issues found during the maintenance. The condensate trap was found to be leaking and plugged causing acidic condensate to leak out of the boiler and down the wall. Also customer had stated that the boiler had been tripping out once a week on a low water fault and they would have to manually put water into the system as the automatic fill wasn’t working. It was found that not only had the auto fill failed but the pressure relief off the top of the boiler was failing as well, as it was dripping causing the slow loss of pressure. We replaced the auto fill, the pressure relief and the temperature and pressure gauge on this system and now everything is working and ready for winter which sadly isn’t that far away!🔥

❄️Wrapped up the rough in on this high efficiency propane furnace with ac the other day. Separating the first and second floor zones with return air being pulled from every room guarantees that desired temperatures can be met throughout the whole house.❄️
