He called us out for a small leak on his clay two-piece tile roof in Catalina Foothills. During the inspection we found the underlayment underneath was already deteriorating, the leak was just the first sign of a bigger problem.

We recommended a full tear-off of the old underlayment, new underlayment installed, and the existing clay tile relaid back on top. That's the job we're doing right now.

The owner was getting ready to sell the property and wanted to make sure the roof wasn't going to be a problem for the new buyer. The torch down roof was in rough shape, but instead of a full replacement, we did a three course seal and two coats of elastomeric coating across the entire roof.

That restored the roof and gave it another five years of life. No tear-off, no full replacement.

We found the torch down roof in bad shape, not far enough gone to need a full replacement. So we did a three course seal and two coats of elastomeric roof coating across the whole area. That restored the roof instead of tearing it off, and it's good for another five years.

Tear-offs aren't glamorous. Doesn't matter what kind of roof it is.
