No, we did not lose $100,000 on this house.

Building material costs have climbed for years, and the gap between what it costs to build and what families can actually afford is the widest we have seen in a long time. For a lot of people who already own land, or who plan to buy someday, building a home started to feel out of reach.

So we had a choice. Keep offering only semi custom and full custom homes, or add something new for the thousands of families who want to build and cannot quite get there.

That is the Founder’s Collection.

Depending on the market, we can build Founder’s Collection homes for as little as $120 to $140 per square foot. Semi custom and full custom homes typically run $200 to $300 or more per square foot.

That did not happen by accident. We rethought our entire home building process. Streamlined plans that are efficient to build. Long term relationships with our trade partners and vendors. Less waste and more repeatable systems, so this stays affordable well into the future.

“New construction homes have no character.” We hear this one a lot. Then we walk people through a home like this.

The character in an older home came from someone making choices. Trim details. A ceiling treatment. A fireplace that anchors the room. The difference is that when you build on your land, you get to make those choices instead of inheriting someone else’s.

You pick the layout. You pick the ceiling height. You pick where the light lands in the morning. And you get all of it wrapped in energy efficient design, durable construction, and modern systems that a hundred year old house cannot give you without a gut remodel.

That winding driveway up the hill looks incredible in listing photos. In February it is a different story.

When you are building a home on your land in snow country, driveway layout is one of the first things worth mapping out. A few things we look at with landowners:
Length. A driveway three times as long costs about three times as much to build and to maintain. Every year.
Grade. More distance lets you ease out elevation change, but the goal is still the flattest run you can get. Ice does not care how scenic the route is. Access. Where does the pump house sit, where are the power poles, and can a delivery truck or a plow actually get up there in the winter.

A straight shot with minimal elevation variation is not the exciting answer, but it sets you up for success for the next thirty years of living on the property.

Site development is the part of the build-on-your-land process most people underestimate. If you own land or you are looking at a parcel, this is the kind of thing worth walking through before you fall in love with a house plan.
