Since 1968, we have proudly served some of the D.C. Because we are a local firm, and because this, too, is our “hometown,” we are better able to understand the distinct needs of our clients in

We’re excited to share Indigo at McLean Station Phase A has officially been awarded EarthCraft Multi-Family Gold Certification!

A key part of the project’s sustainable approach was reusing the existing parking garage. By retaining the garage as part of the new 100% affordable residential development, the project avoided the need for new foundations, reducing the amount of concrete, materials, and resources.

Congratulations to the entire project team, including Development, James G. Big things are on the horizon for Dulles East!

We're excited to be working with The Tower Companies on the proposed redevelopment of Dulles East, a 29-acre site in Sterling, Virginia. The plans call for a mixed-use community with 778 single-family, multifamily, and affordable housing units, along with neighborhood parks, retail, and active recreation spaces.

Located just one mile from the Innovation Center Metro station, the project supports Loudoun County's vision for transit-oriented development while helping address the growing need for housing.

We're excited to celebrate the topping-out of Artis Montrose, located in Houston, Texas!

Designed in partnership with Southeastern , this community will bring 330 multifamily units, approximately 14,000 SF of indoor amenity space, a 20,000 SF outdoor courtyard, and 440 parking spaces.

Topping out just nine months after breaking ground is an impressive accomplishment and a reflection of the hard work and collaboration of Southeastern, Arch-Con Corporation, and the entire project team.

We’re excited to see momentum building at 575 Herndon Parkway!

The Town of Herndon has approved the demolition of the former Booz Allen Hamilton office building, clearing the way for a new seven-story mixed-use residential development. In partnership with 𝗕𝗿𝗶𝘀𝘁𝗼𝗹 𝗖𝗮𝗽𝗶𝘁𝗮𝗹 𝗖𝗼𝗿𝗽𝗼𝗿𝗮𝘁𝗶𝗼𝗻 and 𝗪𝗼𝗼𝗱𝗳𝗶𝗲𝗹𝗱 𝗗𝗲𝘃𝗲𝗹𝗼𝗽𝗺𝗲𝗻𝘁, we’re proud to be the architect helping bring this vision to life.

Located directly adjacent to the Herndon WMATA station, the project will deliver 525 residential units, approximately 9,200 SF of retail, and 6,000 SF of office/commercial space, including 1,200 SF dedicated for the Town of Herndon's use. The development will also include a key portion of the future promenade connecting the station to Herndon Parkway.

We’re looking forward to contributing to a more connected, vibrant, and transit-oriented Herndon community.

Great progress is being made with 3130 Langston Boulevard! Plans for redevelopment of the former Walgreens site have been approved by the Arlington Planning Commission.

Partnering with Rooney Properties, this vision brings forward a 12-story mixed-used residential building with 114 units, along with approximately 7,228 square feet of ground-floor retail, creating a dynamic presence at the I-66 and Langston Boulevard intersection.

This project reflects the ongoing evolution of the corridor, balancing residential growth with activated street-level uses to foster a more engaging and connected environment.

We’re excited to see this project progress in Arlington County! Plans for the redevelopment of 3130 Langston Boulevard as a mixed-use residential development are moving forward for review by the Planning Commission and County Board.

It's been our privilege to work with Rooney Properties. The proposed development would feature a 12-story building with 296 residential units atop approximately 8,600 square feet of ground-floor retail, creating a prominent landmark at the intersection of I-66 and Langston Boulevard. By addressing local housing demand and activating the street level, the project represents a long-term investment in a more connected and vibrant Langston Boulevard corridor.

Exciting news...Plans have been filed for the redevelopment of the vacant Key Bridge Marriott site in Rosslyn! We're actively master planning and designing this exceptional project in partnership with Quadrangle Development and Mack Real Estate Group. This transit-oriented, mixed-use development will reimagine the waterfront site, enhancing connectivity, activating public space, and contributing to Rosslyn's evolving skyline.

Doug Carter, Founding Principal and President of DCS Design, notes:
"We are happy to be working with Quadrangle on what has to be one of the most spectacular sites in the metropolitan area.
