what am I up to? I rarely build anymore due to the ability to design, draft & engineer which is in very high demand, what I do is figure out all the issues when nobody else can, flood zone, difficult setback & easement, realtor sold a home that does not fit the lot, custom homes, light to medium commercial, change of use, make the impossible, possible

pad ready building lots in a sub division? just try to find one, It seems most are exclusive to the builder & that doesn't promote competitive pricing & creates track home style "same home different color" neighborhoods, I will have nice large 110' x 135' lots ready in about 4 weeks for sale, these lots are going to be priced for builders but will be available for anyone, if you are interested message me for first come first serve right of refusal, This first trial run is limited to 10 lots so don't delay, Lots are in fruitland park just outside of the villages & will be owners choice who they want to build their home. bring your builder & get a builders discount on the lot!

sorry I haven't been on my page much lately but, Im busy working with other builders & haven't used my license much, Design & Engineering are keeping me busy but always got room for more, Builders love my plans because they pass, Cost conscious, material & field/inspector friendly (easy to read) this makes for a better build with less waste with more profit & savings for everyone, my plans are better because I have build everything I have designed for the last 20 years, paid all the bills, read the energy reports, dealt with permitting & inspectors, HOA's ARC boards, Health Dept, this has given me an insight to designing that you just can't get any other way & the results,,,,,,,,,,are way above the curve!
