This is the question that post-abatement clearance testing answers — and it's not optional.
Whether you've completed asbestos removal, lead paint abatement, or mold remediation, regulatory standards and best practices require independent third-party clearance testing before a space can be safely reoccupied.
Here's why this matters:
For asbestos: AHERA (Asbestos Hazard Emergency Response Act) requires aggressive air sampling by a certified CIH or air monitoring specialist following removal in schools. OSHA and NESHAP have parallel requirements for commercial and industrial projects. TEM analysis is the standard for air clearance — not PLM.
For lead: Post-abatement dust wipe clearance must meet EPA's 1998 dust-lead action levels (now tightened under 2024 EPA rule updates). Certified personnel must collect samples.
For mold: Post-remediation verification includes visual inspection + air and surface sampling confirming spore counts have returned to acceptable baseline levels.
