A new garage door almost never breaks on your schedule. A spring lets go on the coldest morning of the year, and suddenly you are choosing between draining savings and grabbing the cheapest door on the lot.

There is a third option. Financing lets you spread the cost over monthly payments, so you can pick a better-built, insulated door that actually lasts instead of one you replace again in a few years. Our new guide breaks down how door financing works, what a new door really costs in Utah and Idaho, and one tip that saves people money: compare offers by APR, not just the advertised rate. Price’s Guaranteed Doors offers plans including 18-month special financing with approved credit.

Business owners: a standard residential garage door spring is rated for about 10,000 open-and-close cycles. A busy commercial bay can burn through that in a year or two, and a door stuck down mid-shift costs you in downtime, not just the repair.

That is why a commercial door is a different decision than a residential one. Heavier steel, high-cycle springs rated up to 100,000 cycles, continuous-duty openers, and the right wind-load reinforcement all matter. Our new guide walks Utah and Idaho owners through door types, sizing, insulation for our climate, and what a Price’s Guaranteed Doors install actually looks like from measurement to safety check.

Garage door opener acting up in Boise? You are not imagining it. Our Boise technicians see the same pattern every year, dry season dust works into the photo eye sensors and drive rail, and the swing from freezing mornings to 100 degree afternoons stresses the plastic gears and belt inside the opener head.

Reversing doors, grinding noise, and a remote that only works up close are the earliest signs. A quick sensor cleaning and battery swap sometimes fixes it. Recurring issues, discontinued parts, or a failed control board usually mean it is time to replace rather than repair again.

That loud bang from the garage, followed by a door that won’t lift? That’s a torsion spring, and the timing isn’t bad luck. A standard residential spring is rated for about 10,000 open-close cycles, roughly seven years of everyday use, and our technicians see them fail closer to five or six years here because Utah and Idaho temperature swings speed up metal fatigue.

Our new guide covers which garage door problems are true emergencies, which ones only feel like it, what to do in the first ten minutes, and why most broken springs are replaced in under two hours once a stocked truck arrives. Read more below.

Those two little sensors near the floor of your garage door opening? They exist because of a safety standard called UL 325, and they only protect your family if they actually work.

Every opener sold since 1993 has to stop and reverse the door before it closes on a person or pet. Testing yours takes about two minutes a month: wave a broom handle through the sensor beam while the door closes, then close the door on a two-by-four laid flat on the floor. If the door doesn't reverse both times, it needs service.

Garage door work in Davis and Weber County is really two stories.

In Ogden and the older neighborhoods, original doors and openers are simply reaching the end of their lives. In fast-growing Syracuse, Clinton, and Layton, newer builder-grade doors are just now hitting their first round of wear. Which one applies to you mostly comes down to how old your house is.

Does your front door drag in July and then refuse to latch in January? You’re not imagining it, and the door probably isn’t broken.

It’s seasonal movement. Utah’s big swing from dry summer heat to winter cold makes doors and frames expand and contract just enough to stick or miss the latch. The good news is that most of it is adjustable, and some fixes take five minutes.

If a room in your St. George home turns into a furnace every afternoon, the windows are usually the reason.

In a desert climate, the spec that matters most is the solar heat gain coefficient, not the number of panes. The right low-E glass keeps the sun’s heat and UV out, cools the room, and stops your floors and furniture from fading.

Find out how to choose windows built for Southern Utah sun below.
