Some buildings carry history that deserves to be preserved.

The Heights Grocery project on Vashon Island has been years in the making, and we’re proud to be part of the team helping restore and adapt this historic community space for future generations.

Adaptive reuse projects like this require careful planning, structural coordination, sustainable design strategies, and a deep respect for the original building. The goal was never to erase the history of the space. It was to strengthen it, preserve it, and allow it to continue serving the community in a meaningful way.

We spent time at Mukai Farm & Garden, a historic site in the center of Vashon Island with roots going back to the 1920s.

From the original home to the Japanese garden and the fruit barreling plant that once shipped berries across the country, the property still carries that history in every detail.

We brought our new color palette into that environment.

The goal wasn’t to stand out. It was to introduce colors that make sense alongside materials that have already aged well and proven their place.

This video shares that moment. History, setting, and a new layer added with intention.

“Full-service” gets used a lot. Here’s what it actually means in practice.

We don’t stop at drawings. We stay involved from the first site review through construction. That includes research, design development, permitting, and ongoing support during the build.

Why does that matter?

Because most issues don’t stem from a single bad decision. They come from misalignment between phases. Something gets missed, something gets assumed, or something gets handed off without enough context.

We remove that risk by staying responsible for the full scope.

The result is a more coordinated project, clearer communication with the jurisdiction, and fewer surprises once construction begins.

Someone recently told us they had a “complete design.”

After review, it was clear that key pieces were missing.

A complete design includes three phases:

1️⃣ Schematic to test what’s possible
2️⃣ Design Development to resolve how it works
3️⃣ Construction Documents to fully define what gets built

We often see plans come in without structural coordination or required details. That leads to delays in permitting and added costs.

Thorough design avoids that. It gives you a clear path forward.

A project doesn’t get delayed because the idea is wrong. It gets delayed because the design isn’t complete.

We regularly review plan sets that look finished but are missing key technical details. No wall sections. No structural clarity. No defined assemblies. That’s what triggers permit corrections, slows down engineering, and creates gaps during construction.

A complete design answers those questions before submission. It gives the jurisdiction what it needs to approve and the builder what it needs to execute.
