Hey, SIRS (Structural Integrity Reserve Study)

Board members, this one's for you.

If your condo association exists on or before July 1, 2022, your SIRS deadline was December 31, 2025.

Here's what your board must do after receiving the completed SIRS:

✅ Within 45 days — notify all unit owners the study is complete and available to review
✅ Within 45 days — submit the completed SIRS Reporting Form electronically to Florida's Division of Condominiums
✅ By October 1, 2025 — create your association's online account with the Division of Condominiums, Timeshares and Mobile Homes
✅ Starting January 1, 2026 — fund SIRS reserves annually. This CANNOT be waived.

Missing these steps can expose your board to fines, penalties, and personal fiduciary liability.

Recently completed a concrete scanning project for a plumbing scope involving the relocation of an existing drain line prior to modifications.

Ground-Penetrating Radar (GPR) was used to assess the subsurface conditions in the work area. The scan identified existing utilities located away from the proposed relocation path, providing the plumbing contractor with confidence to proceed safely and avoid potential conflicts during installation.

Field markings were placed to indicate the general location of detected utilities, supported by scan data and on-site interpretation.

This type of pre-construction verification continues to play an important role in reducing risk and improving decision-making before any cutting or coring begins.
