After a full week of demo and framing, the body needs healing. This here is a GameChanger. If you haven’t tried it and need a body reset, do the following; 45 minutes @ 165 degrees in Infrared Sauna followed by minimum 3 minutes at 37 degrees. If you’re feeling squirrelly, rinse and repeat immediately after. Enjoy!!

It’s time to share.
I keep seeing posts saying contractors are taking advantage of homeowners with $8,000 to $22,000 bathroom bids. I understand the frustration. When you can’t see where the money goes, every number feels like a guess at your expense.
So let’s talk about the $8,000 bid.
I spent thirty years buying and merchandising building materials before I ever wrote a proposal of my own. I know what this stuff costs before it hits a shelf. So I sat down and priced out every single product in a 6x12 bathroom. Full gut. Tub, tile surround, LVP floor.
Product only. No labor, no dumpster, no permit, no profit.
It came to $4,000 at builder grade.
Which means on an $8,000 bathroom, after the dumpster and the permit, there’s about $3,250 left to cover six trades and two to three weeks of work.
That’s not a contractor getting rich. In a lot of cases that’s a contractor hoping nothing goes wrong. And when nothing has room to go wrong, that’s usually where the bad stories start.
I’m not writing this to defend high prices. Some bids really are too high and you deserve to know the difference. I’m writing it because a number without a breakdown is just a number, and it’s hard to trust what you can’t see.
