We’re excited to share a look at the completed Swansea Free Public Library. This project thoughtfully restored the existing historic building while expanding the library’s footprint. Originally built in 1899, the historic library now features over 21,000 SF, with spaces for learning, programs, and community use.

It’s been a pleasure working alongside a dedicated team to deliver a project that blends preservation with growth. Grateful to everyone who helped bring this important community resource to life.

Work continues at Cloverleaf, with framing underway across multiple buildings and set to begin on Building E, the largest building on site and the project’s Passive House component.
The project closed out 2025 with steady progress and is starting the year with MEP work active in four buildings, siding underway, and continued progress on underground utilities and site access.

Major exterior work is wrapping up at Province Post, including final paving, sidewalks, and grading. Exterior siding is nearing completion across all four buildings, while interior work is moving forward with each building progressing through its own phase of finishes.

Once complete, Province Post will bring 65 new apartments to Provincetown, offering a mix of market rate and affordable housing. With an anticipated turnover in Spring 2026, the project reflects the coordination, care, and teamwork required to bring a complex, multi-building development toward completion.

More updates to come as we move closer to the finish line.

Our team came together once again to support Stuff-a-Bus, collecting new, unwrapped toys for families across the Cape. Both offices joined the effort, filling the bins with donations that will be distributed to the community.

We’re grateful to our team for contributing. It’s a small gesture in the scope of what our communities need, but one we’re glad to take part in. We hope these toys bring a little joy to the kids who receive them.

We're back at McManus Manor in Acton, MA.

Wall framing is nearing completion, with roof framing and interior punch list work now underway. Window and roof installations continue to progress, and MEP/FP rough-ins are active on the third floor. With the exterior shell in place, siding is scheduled to begin in the upcoming week.

Once complete, McManus Manor will feature 41 units of senior housing, honoring the legacy of Betty McManus, a longtime advocate for affordable housing in the Acton community. Delphi is proud to be building another Phius passive house project that supports sustainable, high-quality homes for local seniors.

Shout-out to the DyeWorks team as they continue moving this historic project forward. Work on the East wall has reached a major milestone, with the new structural slab in place and framing taking shape. These important steps will open the way for interior progress to advance.

The restoration scope includes structural improvements, interior rehabilitation, and upgrades that will bring new life to this mill project. DyeWorks is a continuation of the broader revitalization of the area, following the completion of the Armand Michael Hyatt Apartments Phase 1 and Phase 2.

Steady progress at Independence House as interior finishes take shape and exterior work moves toward completion. Flooring, trim, paint and finish MEPs are underway, along with drainage, site lighting and final paving prep.

Once complete, the new single story Counseling and Resource Center will provide support spaces and ten offices for the Independence House team.

Progress continues at Cummins Hwy in Roslindale, where our team is moving forward with exterior siding, interior finishes, and site hardscape.

This 50,000 SF development will include 49 modern residential units. Designed with sustainability in mind, the building features an all-electric, high-efficiency heating and cooling system, a highly efficient lighting design, solar-ready infrastructure, and landscaping with native, drought-tolerant plantings.

We appreciate the collective effort from everyone involved as this project moves toward completion.

As part of their monthly deep-dive session, our Estimating Team stepped out of the meeting room and into the field for a visit to Marion St and Verge. Both projects are well underway, and the project teams provided an excellent walkthrough of the systems, sequencing, and details shaping each build.

Alongside our estimators, Corey Heaslip (VP of Project Development), Chris Thompson (Director of Preconstruction), and John Walker (Director of Business Development) joined the visit, taking the opportunity to see how the work that begins in bidding and preconstruction evolves on site.

These visits strengthen alignment, expand technical knowledge, and keep our estimators closely connected to the projects they help bring to life. A big thank you to our project teams for the thoughtful tour and for sharing the details behind the work.

A proud day in Swansea as we joined town officials, community members, and the project team to celebrate the ribbon cutting of the newly expanded Swansea Public Library.

What began as a 3,700 SF historic building has now transformed into a 19,000 SF modern facility designed to serve the community for generations to come. The expansion includes new mechanical, electrical, and plumbing systems, full ADA compliance, flexible community spaces, study and tutoring rooms, and enhanced technology throughout: all while preserving the library’s original façade.

We’re honored to have served as the General Contractor on this project and grateful for the collaboration with the Town of Swansea, Pomroy Associates, and Johnson Roberts Associates.
