With all the hustle and bustle of the holidays, the last thing you want to deal with is a plumbing emergency. We can't control everything in life, but when it comes to your home's plumbing, there are some simple steps that you can take to ensure your plans won't get ruined by unwanted water!

Frozen sewer lines are not particularly common, but you should know what to look for, and how to protect your system from freezing this winter. When water freezes and expands in your pipes, there isn't anywhere else it can go. This can cause a blockage, and if left untreated, cracks or breaks in your system. The most common causes of a frozen sewer line are:
-- Faulty insulation around pipes
-- A sudden drop in temperature, which is common in the winter months
-- Lack of water flow in an exposed drain
-- Thermostat or heating malfunction in the home

Did you know that the dry, hot weather of summer can put your plumbing and pipelines at risk for root invasion? Roots from trees such as cottonwoods, elms, willows, aspens, and many others are especially aggressive and should be planted with care.

Roots are attracted to the water released from joints and cracks in pipes, and will even break into pipes as they search for water. During the summer, high temps and extended sunlight hours can cause tree roots to actively search for hydration. Smaller roots can sneak into small joints and cracks, and, as they grow, can cause pipes to become blocked. Those blockages can in turn lead to broken pipes, major backups, and cracks in your foundations, backyard slabs, and sidewalks.

Experts recommend planting new trees between 15 and 20 feet from sewer lines and making sure that existing tree roots are monitored and trimmed back if possible before problems occur. If you hear strange noises or gurgling, or experience slow drains, you should have your pipes inspected. If roots have infiltrated your plumbing, they should be cleared, repaired, or, if necessary, replaced.

While spring showers can help your plants and flowers grow, that water has to go somewhere eventually - and hopefully not into your basement!

Excess water can increase the weight and pressure on the ground above your outside plumbing which can cause your pipes to leak, crack or even rupture. And the wetter the weather, the more pressure your pipes are likely to experience.

Excess mud, dirt, and debris can also cause blockages in drains and pipes. Using drain strainers, cleaning your gutters, and inspecting drainage systems are smart ways to keep water from backing up into your home.

If your basement is prone to collecting water, installing a sump pump is a good idea. These pumps help collect and channel away water, and can save your home from major water issues.

Winter can often result in unwanted plumbing issues - especially if your pipes freeze and burst! Just one burst pipe can cause a leak of 4-8 gallons a minute, and create tens of thousands of dollars of damage to your home. Save yourself some headaches now with these prevention tips:
--Open a faucet and allow a very small trickle of cold water to run to keep the water moving your pipes and prevent a freeze.
--Keep warm air circulating around your pipes by opening the cabinets to allow for more warm air to circulate.
--Place a small fan near your pipes and cabinets to keep air moving.
--Make sure basement doors, windows, and crawl spaces are properly sealed and weather stripped.
--Insulate your external and/or exposed pipes with pipe insulation materials.
--Drain your sprinkler system (disconnect and drain all outdoor hoses and water spigots).
--Seal and insulate your attic and consider replacing drafty windows and doors.
--Consider installing storm windows and protective plastic coverings for colder areas.

As the crisp air of autumn turns into the bitter cold of winter, now is the time for a thorough home plumbing assessment. Inspecting your home for plumbing problems now can save you time and money in the long run. Take the time to walk-though your house, room by room, and check off these plumbing items to see if they’re in good working order.

Check to see that all drains are clear from debris and that valves are functioning properly. Inspect tubing for cracks and leaks, and make sure connections are secure. Make sure that fixtures such as toilets, showers and faucets aren’t leaking or dripping. Flush any outside waterlines and snake any drains to remove potential blockages, and if your septic system is full, have it pumped now while the ground is still warm.
