Water or Fire Damage? Know Your Rights Before You Sign Anything!!!!!
Here’s what every homeowner in Lake County, IL and Kenosha/Racine, WI should know.
❓ Do I have to use the restoration company my insurance company recommends?
No. You have the right to choose your own restoration contractor. Insurers may suggest “preferred vendors,” but the choice is yours. Pick the company you trust to work for you.
❓ Can I get help right away, before the adjuster comes out?
Yes. Most policies expect you to take reasonable steps to prevent more damage. Water damage gets worse by the hour, with mold able to start within 24–48 hours. Call for emergency mitigation, then document everything for your claim.
❓ What should I get in writing?
Everything. Before work begins, ask for:
✅ A signed work authorization that clearly says what you’re agreeing to
✅ A written scope of work
✅ Proof of insurance and certifications (IICRC-certified technicians)
✅ Photos and moisture readings from day one
In Illinois, home repair contracts over $1,000 must be in writing, and the contractor must give you the “Home Repair: Know Your Consumer Rights” pamphlet.
❓ Can I see the estimate my contractor sends to insurance?
You should. A trustworthy restoration company is open about its estimate (most use Xactimate) and walks you through what’s being billed and why.
❓ What are red flags to watch for?
🚩 Pressure to sign right now, especially a document you haven’t read
🚩 Asking you to sign over all your insurance benefits without explaining it
🚩 Vague pricing or no written scope
🚩 No local address or reviews
Why we care about this
Restoration 1 of Waukegan exists because our owner, Leo, went through a flooded basement himself and got slow service and no support. We built the company we wish he’d had: fast emergency response, honest communication, and homeowners who understand every step.
