The difference between a custom home plan vs. an online plan ⬇️

Online plans may seem convenient and cheaper, but there's usually more to be done, and it ends up being on you to do. There are 1000's of online plans that you have to filter through, which eats up a ton of your time. And more often than not online floor plans still have to be taken to someone local for changes. Even worse is buying the plan and then finding out it's out of your budget to build, and now you're kind of SOL.

Whereas when you invest in a custom plan, which may be more expensive on the front end, you work with someone who truly gets to know your needs, desires, and frustrations when it comes to your home. They are working through layouts, and making adjustments based on budgets, and they'll design your home for your location from the start.

Home designers, like me, are there throughout the whole process to make changes and have added bonuses like 3D visuals, 3D walkthroughs, material selections, and more - things you’ll never get with a regular plan online!

You’re gonna hate this answer, but… it depends! 😅

Go with a plan first if…

✨ You want super accurate bids and aren’t limited by a tight budget
✨ You’re prioritizing getting exactly what you want in your home
✨ You like the idea of designing first, then finding a builder who's the perfect fit for your home

Go with a builder first if…

🔨 You’re considering land tied to a specific builder
🔨 You have a set budget and need to know what’s possible within those limits
🔨 If you've never built before

No matter which way works best for you, I'm here to help you design your custom new build when you're ready. Both ways work! And if you're unsure on it, reach out. We can talk through your specific senario and decide if we can start designing or if you need to find a builder first.

Why you probably won't get the best set of house plans for $.75/sq foot ⬇️

There's a wide range of pricing and deliverables when designing homes, and cheaper probably means something is missing.

The set will still be able to get you a permit and get your builder started, but if

🏠 They will copy an online plan (not okay btw)
🏠 Have a questionnaire that just asks the number of bedrooms, bathrooms, and ideal square feet
🏠 Don't provide renders or 3D walkthroughs
🏠 Won't have any interior elevations or details
🏠 Say that the builder will figure it out on site

Or anything else in that range, then you're going to end up frustrated, over budget, and exhausted by the actual build.

When you're spending hundreds of thousands of dollars to build a home, you want your home to end up right, and going as cheap as possible on the plans will cost you in the end.

Detailed plans are the first line of getting accurate bids, making sure everyone on the team is on the same page, and keeping you from making costly changes during the build.

I know I'm not the cheapest person designing custom homes, and I don't want to be. I'm asking questions, providing options, and showing you visuals and walking you through your home because I want your build to be as smooth as possible and for you to love your home after its built. Not have regrets or wish you had just bought instead.

If you think a bigger home is always better, you might be surprised by what I'm about to tell you ⬇️

A 2,000 SF home with well thought-out spaces is going to look wayyy different than a 2,000 SF home with a poorly planned layout.

✏️ One will feel spacious and functional and flexible for the future.

✏️ The other will feel cramped and have you wanting to move out because you feel like you have no space (even though you technically do).

This isn't something that can be easily fixed, ESPECIALLY once the home has been build. And no one wants to start considering a massive renovation after moving into a NEW home or worse- having to move again.

Think it can't happen to you? I had a client that came to me with this exact issue- they had just built, and when they moved in the furniture barely fit! We designed a new home that was 200 SF SMALLER than the other, but it looks BIGGER and fits all their furniture and more.

It's so important to get a home designed that's going to be functional, have breathing room (even if it's 1,000SF), and that you'll be able to enjoy for as long as you live there.

Save this to ensure you don't make this mistake with your home.

Summer recap!

It has been pretty chill summer with some great memories outside of all the wonderful design projects I've worked on:

🌞Went to the Josyln Art Museum to see the addtion since we hadn't been in a couple years

🌞Fishing and some outdoor time (could always use more though)

🌞Brought home Mackerel and seeing him and Marlin become buddies has been perfect (and my camera roll is FILLED with photos of them)

🌞Jazz in June

🌞Teaching my niece to fish

🌞And working on some home update projects

Excited for cooler weather and getting deep into some new design projects coming up.

One of the biggest regrets I've heard after someone has built a home?

Not having the right amount of space in some rooms and wishing they had "just a little bit more".

⁣⁣⁣It's never a fun feeling realizing you don’t have enough space in the mudroom, the pantry feels cramped, or your furniture doesn’t fit quite right in the living room.⁣⁣⁣
⁣⁣⁣
Meanwhile, the space you wish you had is actually being used in a massive foyer or long hallways that aren’t benefitting your day to day enjoyment of your home.
⁣⁣⁣
When I'm designing, I’m always looking for the balance: where can we "steal" a little square footage from one space to make another function way better? It’s not always about more space — it’s about the right space.⁣

Here’s my responses ⬇️

1) It takes a couple months to design a home because there are a ton of decisions to make! The more we rush through them, the more likely you will regret something big or miss that something looks a way you didn’t imagine. The people I’ve heard from after a quick build always say they wish they would have taken more time to really think through how they’d use the space. That beingn said-spending too long also lends itself to overthinking, so there’s a sweet spot that I’m pushing towards.

2) I have designed homes from 750 square feet to over 9,000! In Nebraska as long as it’s under 10,000, I’m able to design it. So, no matter what size home you’re considering, we can design it to be functional, thoughtful, and custom to you!

3) Online plans are copyrighted and cannot be copied. In the same breath, more than likely the online plan doesn’t totally meet your needs and probably doesn’t meet codes for the local area either. If you really love a plan, I will always recommend buying it from the original source instead of getting it copied.

Labor, materials, and land are all trending up and even when something goes down, something else goes up.

Which is why starting at an imperfect time can actually be the smartest move.⁣
⁣
But here’s the key: you need the right partners (designers and builders) in your corner. People who can help you make cost-effective decisions without sacrificing the things that matter most, that way you’re not just spending money, you’re getting the most out of your budget.⁣

Designing a home that is custom to you doesn’t have to mean blowing your budget. It just means being thoughtful, strategic, and having a designer (like me!) to make those decisions.
