Watching this one go from groundbreaking to ribbon cutting has been a big highlight for our team. This 33,000 SF academic hub is officially open, delivering 19 new classrooms, 4 science laboratories, and 3 specialty learning spaces to support advanced coursework in physics, engineering, and AP studies. The project also included relocated upper tennis courts, artificial turf on the lower athletic field, and expanded parking across the 30-acre campus.

Block B2 is a major next step for Harrison, New Jersey's Riverbend District. March is serving as Construction Manager and General Contractor for Advance Realty Investors on the 701,149-square-foot project. At 11 stories, it will become the first mid-rise building in Riverbend, bringing 524 luxury market-rate apartments, more than 12,000 square feet of ground-floor retail, and a 355-space parking garage to the district.

Before construction began, March worked through how those pieces would come together on a complex site next to the active Harrison PATH Station. Our team studied cost, constructability, site logistics, phasing, and trade coordination before work reached the field.

We also came into Block B2 with an advantage: we already knew Riverbend. March previously built The Wyldes / Block D (shown across the street in the site photo), giving our team firsthand knowledge of the site, access points, transit activity, and logistical challenges. That experience helped us build a plan around a tight site and active transit corridor before ground-up construction began in August 2026.

Standing on site, he pointed out where the amenity spaces will land, called out the design decisions that set ECCO apart (extra-wide hallways, an indoor pool, and a mix of modern amenities you don’t often see in this submarket), and gave everyone a clearer picture of what daily life will feel like once residents move in.

Vintage City started with Vinty, Elizabeth's first Class-A community.

ECCO is next (258 Class A units, currently under construction with March as GC), followed by Trio and a new hotel.

Sal also walked us past a new museum on Elizabeth's history and an abandoned rail line MAS plans to turn into a public walking path as a gift to the community.

Hartz was prepared to build 250 premium apartments in Cranford, New Jersey—known as Fairways at Cranford—when a six-month permitting delay put the project’s schedule and budget under immediate pressure.

“If the schedule and costs are off on a project, that project will either not happen, or significant changes would need to be made in order to move forward,” explains Mike Noble, Director of Procurement.

With the project already facing added risk, Hartz needed a construction partner with deep multifamily expertise, competitive pricing, and a proven ability to deliver.

“Their strong multifamily track record was what impressed us,” Mike said. “March reduced our schedule risk and brought real cost certainty to the project.”

RESULTS:

• Two 149,000 SF buildings with 250 total units
• 20% of the units dedicated to affordable housing
• Delivered ahead of schedule and under budget
• Weekly warranty meetings helped create a smooth closeout and an easy transition to occupancy
• Reached 90% occupancy in a challenging, non-transit-served submarket
