Winning Wednesday:

This week’s residential claim is out of Westlake, Ohio.

The carrier started at a slope replacement for $7,049.07 and said the roof could be repaired with the shingle shown in the photo because “the shingle would match.”

Clearly, that wasn’t the case.

The roof ended up being replaced for $32,718.47.

Carriers have an obligation to follow Ohio statutes and the policy. On most residential claims, replacement materials must provide a reasonably comparable appearance. This patch was not reasonable.

If your carrier is trying to force a repair that doesn’t actually match, get with us for a free claim review.

Water damage claims often turn on one question: was it sudden, or will the insurer call it long-term leakage?

Our new Ohio homeowner guide explains what to document, how mitigation records help, and what to watch for when a carrier uses seepage, mold, or maintenance language to reduce a claim.

Insurance companies call it a valuation dispute.

Homeowners usually have a different word for it: lowballing.

Chip Merlin's latest article digs into where the term "lowballing" came from and why it carries so much weight in insurance claims. The article discusses a Washington case involving Safeco where the policyholder alleged the carrier internally valued the loss much higher than the estimate sent to the insured.

That is the part homeowners should pay attention to.

A low estimate is not always just a harmless difference of opinion. Sometimes the gap between what the carrier knows, what the damage actually costs, and what the homeowner is offered can put enormous pressure on a family that needs money for repairs, temporary housing, or getting life back to normal.

The lesson is simple:

Do not assume the first estimate is the final word.

Before accepting a low payment, ask:

- Did the carrier inspect everything?
- Did they include all damaged materials?
- Did they apply the policy correctly?
- Did they account for code, labor, overhead, and hidden damage?
- Did their number match real repair costs?

If something feels off, get a second opinion before you settle.

Winning Wednesday

This week’s win comes from a small commercial claim for a church in Heath, Ohio.

The original insurance estimate came in at just $4,008.72 for wind damage repairs. After a detailed inspection, proper documentation, and the Keathley Claims team pushing the claim where it needed to go, the roof was ultimately approved for replacement at $63,228.20.

That is the difference between a quick repair estimate and a claim that is fully documented.

We’re thankful for the contractor referral and for the trust this church placed in us.

If your insurance estimate feels low, get a second opinion before you settle.

Ohio homeowners: June 6 brought another round of severe weather across the state.

Preliminary NOAA/SPC storm reports show 1.25" hail near Dublin and Powell, 1.75" hail near Galena, a 66 mph gust near Dublin/OSU Airport, and multiple reports of trees, power lines, roof damage, and other storm impacts across central and northern Ohio.

If your property was in the path of these storms:

1. Photograph everything before cleanup
2. Protect the property from further damage
3. Save receipts for temporary repairs
4. Promptly notify your insurance company
5. Get a second opinion before accepting a low estimate

Hail and wind damage is easy to miss from the ground. If you are unsure whether your roof, siding, gutters, or exterior were affected, Keathley Claims Consultants can inspect and help you understand your options.

The insurance industry spends a lot of time talking about fraud.

But this article points at the issue homeowners actually run into on real claims: legitimate damage being undervalued from the start.

Chip Merlin's new post argues that the bigger insurance crisis is not widespread policyholder fraud. It is systematic undervaluation of claims.

That tracks with what we see every week.

A carrier estimate comes back low, and it is not just one missing line item. It is a pattern:

- Necessary scope left out
- Code upgrades ignored
- Labor and material pricing pushed down
- Matching issues minimized
- Overhead and profit denied when it applies
- Hidden damage treated like it does not exist
- Depreciation stretched as far as possible
- State statutes or policy language interpreted in the carrier's favor
- Estimating software used to justify the number instead of reflect the real repair

Homeowners are often told these are just "guidelines."

The problem is that those guidelines can become a system for underpaying claims.

We see adjusters repeat construction assumptions that are not true in the field. We see estimates written around what the carrier wants to pay, not what the repair actually requires. We see legitimate claims pushed below deductible or paid at a number that would never restore the property.

That is not a harmless paperwork issue. That is how families get stuck with damaged homes, unpaid contractors, and repairs they cannot afford.

The first insurance estimate is not the final word.

If your claim payment does not match the real damage, get the estimate reviewed before you accept it.

Winning Wednesday: Seven Hills, Ohio hail claim.

This one started as a full denial. The damage was there, but the key evidence was easy to miss: collateral hail marks on the window wraps that only showed up under proper spotlighting.

After our inspection, we pulled an independent meteorology report confirming hail up to 1.25" in the area, documented the loss properly, and presented the evidence the claim needed.

Final settlement: $32,116.31.

Experience matters. The right lighting, the right tools, and the right documentation can change the entire claim.

🏆 WINNING WEDNESDAY 🏆

This week’s win is right here in Wellington, Ohio — KCC’s hometown.

The insurance company originally wrote this roof as a repair on the legendary Horizon shingle. Anyone who knows these throwback shingles knows that is a problem. Horizon shingles have a well-known history in the industry, and this was not a simple repair-and-move-on situation.

After back and forth, additional fact finding, and proper documentation, the carrier approved a full roof replacement for more than $20,000.

The contractor had already provided a lot of the same information. But once a licensed public adjuster stepped in, the claim carried a different weight. We can document the loss, frame the facts, and speak as the homeowner’s legal representative.

The frustrating part is that it should not take that much pushing to get the right result.

If your insurance company wrote a low estimate or called for a repair that does not make sense, get a second opinion.
