Building a custom home or an ADU in and around the Wenatchee Valley??
ENERGY CODE IS A BIG PART OF THE BUDGET.
One of the biggest things homeowners don’t realize when budgeting a new home or ADU is just how much Washington State Energy Code (WSEC) can affect construction costs.
Today, building an energy-code-compliant home can mean upgrading things like:
⚡ Heat-pump water heaters, including high-efficiency/Tier-rated systems
🪟 High-performance windows, with options reaching U-0.22 or even U-0.18
🌬️ HRV/ERV ventilation systems
🔥 High-efficiency heat pumps and HVAC equipment
🏠 Extremely tight building envelopes, sometimes targeting roughly 1.5–2.0 ACH50 depending on the energy-credit path
🧱 Increased insulation and improved wall/roof/floor assemblies
☀️ Solar or other renewable-energy options in certain compliance strategies
💡 High-efficiency appliances, lighting and controls
And here’s the important part: you don’t simply pick whichever upgrades you want.
Washington uses an energy-credit system, and your home has to accumulate enough credits through approved efficiency upgrades to meet code. The current WSEC framework requires approximately:
Under 1,500 SF: 5.0 credits
1,500–5,000 SF: 8.0 credits
Over 5,000 SF: 9.0 credits
There are additional classifications and rules for additions and R-2 occupancies. Your heating-system selection can also affect the calculation through separate energy-equalization credits.
That means something as simple as choosing your windows, HVAC system or water heater can have a much larger impact on the overall design and construction budget than homeowners expect.
For example, WSEC’s credit table includes U-0.22 windows for 0.5 credit, while higher-performing envelope packages can earn substantially more. High-efficiency HVAC, heat-pump systems, water heating, renewables and other measures can also be used toward compliance.
💰 And these upgrades aren’t free.
The State’s own cost-benefit analysis illustrates how quickly a package can add thousands of dollars. One analyzed package combining upgraded glazing, tighter air sealing/HRV, a ductless heat pump and Tier III heat-pump water heater showed roughly $6,299 in incremental costs in that analysis—and actual project pricing today can vary significantly based on the house, equipment and selected compliance path.
