This Beaverton, Michigan roof had more going on than what you could see from the ground.
We removed an old Ag-Rib exposed fastener metal roof that had been leaking and causing serious issues underneath. Once the roof deck came off, the damage was obvious: wet, moldy insulation and areas where moisture had been trapped inside the roof system.
That’s one of the biggest downsides of exposed fastener metal roofing on a home. Every screw goes through the panel, and every screw depends on a washer to keep water out. As those fasteners age, loosen, or deteriorate, leaks can start around the screws, laps, and trims. By the time the homeowner notices, the damage underneath can already be substantial.
On this project, we didn’t just cover up the problem. We removed the damaged material, repaired the roof properly, added new insulation, and installed ventilation baffles to create airflow from the eaves to the ridge. Proper airflow matters because it helps reduce trapped moisture, supports better attic/roof ventilation, and helps prevent the same kind of issues from coming back.
After the repairs and ventilation upgrades were completed, we installed a new Atlas StormMaster Shake shingle roofing system in Black Shadow.
Clean look. Better ventilation. No exposed fasteners relying on aging rubber washers to keep the roof dry.
