We are giving away a full core aeration and overseeding this fall, up to 10,000 square feet, and we want it to go to a Hometown Hero right here in Downingtown.

Somebody in this town spends their whole year showing up for everybody else. A teacher, a coach, a nurse, the neighbor who plows every driveway on the street and never asks for a thing. Their own yard is the last thing on their list, and that is exactly who this should go to.

What they win is the thing that actually fixes a beat up lawn. By the end of summer the ground is packed down hard and seed will not take in it, it just sits on top and washes away. Aeration pulls plugs out of the ground, the seed drops into the holes, and the roots finally have room to move.

That is what you are watching in this video. And right now is the window, while the soil is still warm enough for new grass to root before winter.

Can you believe this is the same house?

Nothing structural changed, no paint, no landscaping, just light put where it belongs.

The thing people get wrong with this is thinking it is about brightness. It is not. It is about where the shadows fall. You light the trees from below and up the front of the house so the eye follows the shape of the place, and you keep the fixtures out of sight so you see the effect and never the source. Point everything straight at the house and you get a flat wall and a glare in your neighbor's window.

The other half of it is the walk. Once a path is lit properly you stop thinking about it, and that is really the point of the whole thing. People come over, they can see where they are going, and the house looks like somebody takes care of it.

Around here the dark comes early once we get past September, so this is the season where the difference is the most noticeable.

If you drive through the Williamsburg neighborhood, many of the lawn looks good.

That does not happen by accident. The cut is consistent, nothing scalped, nothing shaggy. The edges are clean along the sidewalks and beds, and clean edges make an average lawn read like a great one from the street.

But the thing worth stealing is what they do with the trees. Those canopies are decades old, and grass will not win a fight with a tree that size for light and water. So instead of thin, patchy grass at every trunk, the yards in there ring the trees with mulch and grow grass where grass can actually win.

If you have a big tree and a bare spot under it that you reseed every year and lose every year, this is the answer. Ring it, mulch it, and put your seed money in the parts of the yard that get sun.

One more thing before you seed this fall. Shade holds moisture and damp soil packs down tight, so the shaded parts of your yard are more compacted than the sunny parts, and seed will not take in ground like that. That is what aeration is for, and it matters most in exactly the spots where your lawn struggles.

August is rough on grass around here. It goes dormant to protect itself, and the ground gets packed down hard from a whole summer of mowing and heat.

Add a dog to that and you are actually dealing with two different problems that look the same from the deck. The yellow spots are nitrogen burn from urine, and soaking that spot with water right after dilutes it enough to save the grass. The bare strip along the fence is compaction, and no amount of seed will fix that one, because seed needs contact with soil to germinate. Throw it on ground that hard and it just sits there until it washes into the street.

That is what core aeration does. We pull plugs out of the ground so the seed drops into the holes and the roots have room to move. Leave the plugs where they land, they break down on their own in about 2 weeks and feed the soil back. People rake them up and that is wasted work.

After it is seeded, water light and often for 2 or 3 weeks instead of one deep soak, and keep the dog off that section if you can swing it. That part is up to you and it decides whether any of this took.

Soil temperature is what matters now, not air temperature, and right now it is still warm enough for seed to root before winter. That changes in a few weeks.

Winter may still feel a long way off, but at Procare Property Services, snow season is already in full swing.

We’re gearing up now so we’re ready when the first storm hits. That means hiring and building our team, finalizing commercial snow contracts, purchasing new equipment, servicing and preparing our existing fleet, and making sure our subcontractor network is ready to deploy.

There's a pile of dirt like this in a lot of backyards around here. Left over from a project that wrapped up a while ago, and it just never got hauled off. It sits there, grass grows up around the edges of it, and it becomes the thing you walk past instead of the thing you deal with.

It's not doing anything for you sitting there. It's just taking up a piece of your yard you could actually be using.

This is one we cleared out this week. Watch what it took.

Once it's gone, that's real usable space again, not a mound you're working around every time you're back there.

"My front yard always seems to be wet."

This is a common occurrence, and around here it's not bad luck. Most of the ground under Chester County lawns is clay, and clay packs down hard. It doesn't soak up water, it sheds it.

So instead of draining through, that water just sits there on top of your lawn while everybody else's yard already dried out.

That's not a watering problem and it's not a drainage problem you need to dig up. It's compaction, plain and simple.

Aeration is us pulling actual plugs of soil out of your lawn, hundreds of small holes across the yard. Every one of those openings gives water, air and nutrients a way down into the ground instead of bouncing off the surface.

The roots follow that opening down deeper than they could before, and deeper roots mean a lawn that holds up better in the heat and drains better when it rains. It's the one thing that actually fixes compacted soil instead of just working around it.
