The plumbing fixture schedule showed lavatories, water closets, urinals, sinks, and floor drains across two floors. Twelve countertop lavatories, eight wall-hung lavatories, four ADA lavatories. Ten floor-mount water closets, six wall-hung water closets, four ADA water closets.
Discrepancy noted: WC-2 count in the schedule shows 6. Plan mark shows 8. Two fixtures missing from the takeoff.
Fixture mismatches create delays, RFIs, and unexpected costs. We verify plumbing quantities against both the schedule and the plan so your project stays on schedule and your bids stay accurate.

Four bid invitations. Four due dates in May — May 9, May 16, May 23, May 30. Four addenda logs. One submission window: 48 hours.
The schedule breakdown: 18 hours for takeoff, 12 hours for QA/QC, 10 hours for pricing, 6 hours for review, 2 hours for submittal. Four bids. One team. Zero margin for error.
Accurate quantities. Verified scope. Delivered on time. That's not a slogan — it's a requirement when four deadlines hit in the same month.

The field sketch said approximately 200 LF of wall flashing. The assumption: not including corners, deduct doors, roof edge probably by others.
The scaled takeoff: Segment 1 at 59 LF, Segment 2 at 48 LF, Segment 3 at 62 LF, Segment 4 at 88 LF, Segment 5 at 90 LF. Total wall flashing: 347 LF.
The difference is 147 linear feet — and it shows up after the contract is signed. Approximations create exposure. Scaled takeoffs create accuracy.

The sheet index showed 92 pages: architectural, structural, mechanical, plumbing, electrical, and site. Three addenda. Multiple revision clouds. Unreviewed details. Scope gaps. Spec references that modified the drawings.
Every unreviewed page hides potential cost. Missing details. Conflicting information. Scope gaps that become change orders.
We review everything so you can price with confidence — not hope. Ninety-two pages is not an excuse to stop at page 40.

The main duct run was 36x18. It was sized, coordinated, and priced correctly.
The problem was everything connected to it: the transitions, the offsets, the branch connections, the hanger count, and the CFM coordination requirements at each tap.
The real risk is always in the coordination — not the straight run. Accurate HVAC takeoffs capture more than duct. They capture the fittings, the supports, the pe*******ons, and the trade conflicts that turn a clean duct layout into a field problem. We catch what others miss.

Three alternates. Alt 1: roof screen system, $47,650. Alt 2: enhanced finishes, $87,320. Alt 3: fire alarm upgrade, $28,410. Total alternates: $158,380.
The bid form had a base bid line and an alternates included checkbox — checked No. The alternate breakdown showed all three as 'not priced.'
Assumptions don't build the job. Documentation does. Unpriced alternates become expensive problems the moment the owner selects them after award and expects a number that was never built.

The roof plan showed the square footage. That was the easy part. What it also showed: parapet flashing, edge metal, roof drains, overflow drains, vent pe*******ons, equipment curbs, and five detail references — Detail 2 through Detail 5 — each calling out a different transition condition.
Roofing failures rarely come from missed square footage. They come from missed details, transitions, and conditions.
Parapet caps, counterflashing, tapered insulation, pe*******on details, drain sumps, and edge metal terminations — all of it lives in the details, not the plan area. We quantify what protects your margin.

The single-number estimate: $6,363,550. No structure. No visibility. No defensibility. General conditions, site work, concrete, steel, masonry, roofing, finishes, mechanical, electrical, plumbing — all listed with dollar amounts and nothing else.
The structured estimate: Division 03 broken down to concrete formwork, reinforcing steel, cast-in-place concrete, and concrete finishes — each with quantity, unit, labor rate, material rate, equipment rate, unit price, and extension.
Procurement demands transparency. Breakdown risk. Support your numbers. Win the bid. Defend the job. Deliver the project.

The quantity takeoff showed GYP 80 5/8 at 12,840 SF, ACT 2x2 at 6,420 SF, LVT at 3,210 SF, base at 620 LF — and then question marks next to paint, hardware sets, and several other line items.
Broken references. Scope changes not updated. Formula errors. Quantity mismatches between the takeoff total and the plan total. Assumptions that were never all true: normal hours, access provided, no phasing, no lead time, no premium time, complete information provided.
Good estimates start with good information. Bad inputs create bad outputs. We verify scope. We challenge gaps. We protect your number.

he vague estimate: $487,000. Scope listed as 'Concrete + Misc.' Breakdown shows question marks next to concrete, formwork, rebar, and other line items. Notes say 'include patching? sawcut by others? waterproofing — ??'
The transparent estimate: Division 03 broken into cast-in-place concrete, forming, reinforcing, and finishing — each with labor, material, and equipment columns, unit rates, and section totals. Division 03 total: $112,876.
Vague estimates create disputes. Transparent estimates build trust. When the number is low, the detailed breakdown explains exactly why it costs more — and protects everyone at the table.
