There are several things that you need to consider before filling a claim. A denial or a zero dollar payout can be attached to your claims history and work against you in the future.

Is you damage covered by your policy? Insurance can cover a lot of scenarios but it does not cover everything. Understanding your policy and what it covers is important. It is a good idea to ask a licensed professional if you have any questions regarding what your policy covers.

What are the cost of repairs. If you deductible is more than the cost of repairs it is not in your best interest to file a claim. Your deductible is how much money you are responsible for when replacing what was lost. It is also important that you understand how much money you will have to pay out of pocket when you file a claim.

How old is the damage? Most homeowner's policies require the insured to give prompt notice of a loss. If you wait to long to report the damage you could lose coverage of the loss.

A licensed public adjuster is someone that can help you answer all of these questions. If you recently suffered damage to your property we are here to help.

Hail season is coming to Colorado. It generally lasts from April 15th all the way to September 15th.

The best thing you can do is review you homeowner's policy. Once you file a claim it will be to late and you don't want to be caught off guard.

Some things that you want to look out for:

1. ACV policy
An ACV policy will pay the replacement cost minus the depreciation. This could lead to a very high unexpected bill

2.Ordinace and Law endorsement
This endorsement to your policy will cover the cost of upgrading your damaged property to current building code requirements up to the limit.

Building codes are changing all the time. In most cases the policy will only pay to replace what was there. If the building code requires a change to the structure during a replacement you might have to pay these extra costs out of pocket without this endorsement.

3.Special roofing schedule.
Some homeowner's policies have different limits when it comes to your roof. This can catch some homeowner's by surprise when they are required to make up the difference.

4.Deductable
Your deductible is the firs dollar amount towards the replacement cost. Make sure you know what your deductible is as you will be required to pay this amount out of pocket.

The two most common deductibles are a standard flat amount. This is the exact amount that you can expect to pay out of pocket.

Then there is a percentage deductible. This deductible can be applied to certain losses such as hail or when and is a percentage of the home's insured value. If your home is insured for 300,000 and your percentage deductible is 4% you can expect to pay 12,000.

Be sure to review your policy with a licensed professional. It is one of the best ways to prepare for hail season that way if your property gets hit by hail this season you wont get caught off guard.
