The standout this week?

Fairfield & Southport, with 22 homes going under contract and more than $27 million in pending volume.

Meanwhile, closed sales in Westport averaged over $3.1 million, and Weston saw six homes close at an average of nearly $2.2 million.

Waiting for Rates to Drop?✨

I see a lot of buyers still sitting on the sidelines, waiting for mortgage rates to make a dramatic drop. But current forecasts suggest that may not be coming anytime soon.

Most projections point to rates remaining in the low-to-mid 6% range through 2027. There will certainly be movement along the way, but a significant decline isn’t what most forecasts are showing right now.

For buyers, that makes the conversation less about waiting for the “perfect” rate and more about finding the right home and the right strategy.

There are financing options that can help make today’s market more manageable, including adjustable-rate mortgages, interest-only financing and temporary or permanent rate buydowns. And if rates improve down the road, refinancing may provide another opportunity.

The important thing to remember: you can refinance a mortgage. You can’t go back and buy the home you passed on.

If moving is important to you and the right home comes along, it may be worth exploring your options now rather than waiting for a market that may look very similar a year from today.

It is with a heavy heart, but a soul full of gratitude,
that I share the passing of my wonderful mother.

While the loss feels immense, I find myself smiling through the tears as I reflect on the incredible life she lived and the light she brought into every room.
Mom was the heart of our world.

She had this effortless way of making everyone feel seen and loved, moving through life with a kindness that was as natural as breathing. Her spirit was truly beautiful—vibrant, warm, and endlessly giving. She lived for the moments that mattered most: the big celebrations, the quiet morning chats, and every memory made in between. Her love for her family was her greatest masterpiece, and we are so lucky to be the ones who carry that legacy forward.

Though she’s no longer here to share a laugh or a hug, her warmth is everywhere I look. I’m choosing to celebrate her today by remembering the joy she sparked in all of us.

Rest in peace, Mom.
We love you beyond words.🤍🤍
