We found evidence of a rat that had made it’s way inside the housing of the water heater which was in very poor shape, rat droppings, wires chewed through. We must emphasize the importance of proper housing for your external water heater, rats love to gather here for warmth, as a hiding spot to make their babies in. This water heater is not as old as it looks, just want properly secured. We repaired the unit before building a new shed for it, something most people don’t even think about until they don’t get hot water.

Signs of water damage people shouldn’t ignore (but do) before it’s too late. Bubbling in the ceiling, moisture trapped in walls or slabs, around the water heaters, under the sinks, around the perimeter of your shower, calcium build up, pipes turning green are all signs of a leak, once small, but left unchecked will grow into a much bigger problem. Know when you see the signs, to make a call 🤙

Got a report of a leak going down into the garage. Opened the ceiling and revealed corrosion in the copper lines also affecting the ABS main line. After we make this repair, notices water was still leaking, went I. The unit and opened the wall which revealed a second leak. We patch walls after our repairs until your drywall guy shows up

Reading a meter is essential to determine if a leak is present when the water is not in use. If it skips up, you got water going somewhere. You can always tell if you have a leak by reading the meter. Usually measured in gallons or cubic feet of water feeding to somewhere in, under, or around the property. End of the day we determined the leak was coming from a sprinkler valve around the garage/side yard, something we recommend garden’s skill set can address.

A large root visible from the clean out had cracked the ABS main line down approximately 18” down where it joined the cast iron line, not something we see every day, but possible due to ficus tree roots. Had to dig out the clean out and cut out the ball of roots lodged inside before replacing the line. Ficus trees are notorious for destroying plumbing, more so than any other tree. This type of work is granted a one year warranty on parts and labor

In case you don’t know what this is, it’s called an aerator. The job of these is to mix running water with air so it comes out nice and soft. It acts as a water saver- something required in California, it also stops sediment from coming out of the sink from the water plants. Oftentimes when customers call and report poor water pressure, we clear or replace them.

Before the rain, we warned customers to be prepared for flooding. For these apartments we had to replace their drain with an approximate 200ft run. Coated the pipe to protect from harsh UV rays that deteriorated plastics, and dropped it into the concrete, bore through under the sidewalk and drilled the exit hole into the curb as to avoid a slipping hazard into the sidewalk. Everybody walks away happy.

Before and after photos of a filter replacement for an electric water heater. Tenants were saying they had very poor water pressure, checked the water heater to find the filter so dirty you couldn’t see through it. These parts aren’t something freely found in the shelf, special ordered which took several days. Install was fairly quick and straight to the point. Water pressure returned back to normal.

Perhaps the most common call for toilets we get is when a toilet leaks around the base after it’s flushed. That’s a sign that your wax ring inside has broken down. The purpose of the wax ring is to seal the water being flushed into the sewer from exiting out of the toilet onto your bathroom floors. In some cases when the toilet sits high off the ground, two stacked wax rings are required. Please note- if you have a clogged toilet or main line which we need to pull the toilet off to snake the drain, the wax ring will break, needing to be replaced after service when we reset the toilet. Upon performing a leak inspection, we determined that the HOA was not responsible but in fact, the city was responsible due to the location of the leak, Anything before the meter is city responsibility.
