Balcony Inspection & Repair — SB-721 / SB-326 (California Law)
SkillSee — Licensed General Contractor | Structural & Waterproofing Experts
California is now actively enforcing the balcony safety laws SB-721 (rental buildings) and SB-326 (HOA).
Many properties are already out of compliance, and owners are receiving reminders, citations, and even fines for not completing mandatory inspections.
If your building has balconies, elevated decks, exterior corridors, walkways, or stair landings over 6 ft, you are required to complete a state-approved inspection — and repair any unsafe structural or waterproofing issues.
Why Compliance Matters
Hidden damage is more common than owners think.
Waterproofing failure and wood rot can lead to:
✔ Structural weakening
✔ Partial or full balcony collapse
✔ Injuries and lawsuits
✔ Daily penalties (up to $500/day)
✔ “Unsafe building” status
California created SB-721 after deadly balcony collapses — and city enforcement has already begun.
Who Must Comply?
SB-721:
• Triplex, four-plex, and multi-unit rental buildings (3+ units)
SB-326:
• Condominiums & HOAs (inspection by engineers; repairs by licensed contractors)
