🏗️ PROJECT PROGRESS | Henley Lofts Earthwork (Butler County, PA)

Our Site Group mobilized a few months ago to begin the clearing, excavating and grading of an 8.7-acre site for our valued client, Woda Cooper Companies, Inc. This location will become the future address of Henley Lofts, a new 45-unit mixed-income housing project along one of the region’s fastest-growing corridors in Adams County.

Woda’s project will consist of a single, three-story building with a sustainability focus on Zero Energy Ready Home standards and a LEED intended project goal of achieving Silver status by the US Green Building Council post occupancy.

With over $1 Million in contracted work scope, our Site Group has cleared around 2-1/2 acres, installed erosion and sediment control measures at the site perimeter, and are close to finishing up extensive grading operations to achieve final subgrade elevations. Once earthwork is complete, our Site Group will install the sanitary, storm, and waterline utilities.

By The Numbers - Our Operators have moved approximately 16,000 cubic yards of on-site material (that’s enough to fill a standard football field to a depth of roughly 9 feet) and they’ve removed an additional 6,000 cubic yards!

While our Site Group’s project involvement will largely conclude by this Fall, Henley Lofts is scheduled to be fully built & ready for occupancy by next Summer. ✅

☀️ Just Chillin’ with Our Summer Interns!

Earlier this week, our summer interns and several members of our team took in a midday Lake County Captains game at the ballpark in Eastlake, just up the road from our HQ. ⚾️

The group beat the heat while enjoying a private suite stocked with great food and even better company. To top it off, everyone cooled down with ice cream to wrap up the perfect “chill day.” 🍦

Fun times were had by all—and a great way to spend time together outside the office!

🏗️ Hosting A Site Visit for Special Guests at Central@29!

Recently, Greg Porter (Indiana State Representative), Joe Hogsett (Mayor of the City of Indianapolis), Beth Neville of the City of Indianapolis - Department of Metropolitan Development), and David Bacon (Chief Executive Officer of Mapleton-Fall Creek Development Corporation) got a warm welcome and tour of the progress being made at our Central@29 project site.

Representing the project development team was Liam Robinson (Senior Development Project Manager with The Community Builders) and representing our build team was Doug Hart (General Manager, Multi-Family Housing Group), Andrew Delong (Project Superintendent), Alex Bonino (Project Manager), and Steven Susnik (Project Engineer) with Marous Brothers Construction.

With tenants expected to move in by early fall and the project continuing to advance toward final interior and exterior finish, here are a few of the items our team plans to check off the list this month:
✅ Within the parking lot, asphalt and striping will be complete
✅ Flooring, interior doors, and wall base installed throughout floors 1 through 4
✅ Mechanical, electrical, and plumbing finishes installed on the 1st floor
✅ All appliances installed on the 1st floor
✅ All cabinets & countertops to be installed on the 2nd and 3rd floors

We are excited to move closer to delivery of this important housing project for Indianapolis!

🏗️ St. Ambrose Parish Master Plan: Vision 2035 Comes to Life!

Last year, St. Ambrose Catholic Parish partnered with our Design-Build Group to develop a comprehensive master plan for their campus—Vision 2035—focused on supporting the next decade of worship, education, and community engagement.

Through a highly collaborative process with staff, parishioners, and the community, this plan was shaped to balance inspiration with practical, long-term needs across the campus.

Now, the first phase of that vision is taking shape.

We’re proud to have executed a design contract for new site development, including enhanced parking, a new playground, and expanded outdoor playfields—an important enabling project that sets the stage for future growth and enhancements.

Master planning done right leads to meaningful progress. We’re excited to take this first step in turning Vision 2035 into reality. ✅

✅ Don Hess — Shop Assistant, Carpentry & Interiors Shop Operations
Don brings hands-on experience as a carpenter along with several years working as a driver and warehouse assistant. His practical skillset and strong work ethic will make him a great addition to our shop operations team.

✅ Clayton Queen — Project Engineer, Construction Management Group
We’re excited to welcome back Clayton, this time as a full-time employee! After spending the past two summers interning with our Carpentry & Interiors group, Clayton earned his degree in Construction Systems Management from The Ohio State University.

✅ Aidan Pomerantz — Project Engineer, Design Build Group
Aidan joins our Design Build team after graduating from Georgetown University with a degree in International Affairs. Aiden resides in Washington, DC, where he will be supporting one of our active projects. We’re excited to have Aidan contributing to our growing presence in the DC market.

🏗️ New Project Announcement: Honda of Bedford

Our Special Projects Group has mobilized to begin construction of Jay Auto Group's new Honda of Bedford dealership along Bedford’s auto mile near Cleveland!

Designed by ronald kluchin architect,inc. to meet Honda brand standards, this 36,900 SF facility will feature a modern showroom, service department, administrative offices, customer waiting area, service drive, and supporting spaces—all built to enhance both customer experience and operational efficiency.

Situated on nearly 13 acres, this $11 million project will move forward on an aggressive schedule, with key scopes including:
☑️ Site grading and underground utilities by our self-performing Site Group
☑️ Full site development including parking, landscaping, lighting, paving, and signage
☑️ Building envelope construction, including exterior walls, roofing, and storefront glazing
☑️ Interior framing and installation of mechanical, electrical, and plumbing systems
☑️ Completion of interior finishes such as flooring, paint, ceilings, glazing, doors, and fixtures

🏗️ Project Complete: PetFix Garfield Heights 🐾

We’re proud to celebrate the completion of the PetFix Garfield Heights Clinic, expanding access to vital spay and neuter services across Northeast Ohio.

For more than two decades, PetFix Northeast Ohio, Inc. has been dedicat ed to reducing pet overpopulation through education and accessible care. With growing demand for services, this new facility represents an important step forward in supporting pet owners, shelters, and communities throughout t has been dedicated to reducing pet overpopulation through education and accessible care. With growing demand for services, this new facility represents an important step forward in supporting pet owners, shelters, and communities throughout the region.

Delivered by our Design-Build Group in collaboration with Onyx Creative, this fast-paced tenant fit-out transformed an existing office building into a fully functional clinic in just a few months. The project included selective demolition, a reimagined operational layout with surgical and recovery spaces, finish upgrades, and updated plumbing and electrical systems—along with new doors and cabinetry throughout.

We’re grateful for the opportunity to partner with PetFix Northeast Ohio to help bring this impactful project to life. 🐶 😺
