Exciting announcement! Our RE arm, Tower Real Estate Development, LLC (TRED) is proud to announce the closing of Plainfield Yard, a 42-acre, 363,916 SF industrial repositioning at 14104 S. Route 59 in Plainfield, IL. Redwood Construction Group, will serve as construction manager on the project.

This project takes a Class C industrial building and repositions it into institutional-grade Class A space: full building re-skin, new dock infrastructure, a 25,000 SF addition, and complete site work. Two future phases are planned, including a gas station outlot and additional commercial/flex development on the remaining acreage.

This deal came together through strong partnerships across the capital stack, including our co-GP partner, institutional equity, and a construction lending team who believed in the business plan alongside us.
We’re excited to have McShane Construction on board as general contractor, with Redwood Construction Group serving as construction manager.

Groundbreaking is set for this fall, with completion targeted for 2027. This is exactly the kind of value-add industrial project TRED and Redwood were built to execute together: buy right, reposition smart, and create lasting value in growing submarkets like Plainfield.

Redwood is proud to support meaningful work beyond our local job sites. Several of our team members recently volunteered with the JJOY Foundation and Volunteer Building Cambodia in Siem Reap, Cambodia, helping construct a safe home for a family in need.

This mission focused on providing secure housing, clean water, and improved living conditions for families facing extreme poverty. We’re honored to play a small role in efforts that help create stability and opportunity around the world.

This past Wednesday, our team spent time giving back during the holiday season by volunteering with Feed My Starving Children. Together, we helped pack nutritious meals that will be shipped to children and families in need around the world. We’re grateful for the opportunity to step outside the jobsite, serve alongside one another, and support meaningful work beyond the homes we build every day.
