Fall is here! With it comes crisp days, long nights, and the beginning of the holiday season. While getting caught up in the pumpkin spice and fun-filled events of the season are easy, it is also essential to make sure your home plumbing systems are all ready to withstand the cold of winter. Follow this simple list of recommended fall maintenance and home preparation hints, tips, and reminders to ensure your property is ready for winter!

*Disconnect Your Water Hoses from Faucets:Remove your water hoses from the spigots before they freeze
* Cover & Insulate Faucets: Outdoor-facing faucets and pipes should be covered (and ideally insulated) to protect them from the bitter cold. The direct contact between a pipe or faucet and the winter air can risk plumbing exposure to rapid temperature decreases and freezing. This freezing can quickly lead to a broken pipe, leading to flooding and other plumbing nightmares.
* Insulate or Cover Exposed Piping: Exposed piping is another major area of concern for potential freezing. It’s a common misconception that piping in a garage, crawl space, under your porch, or in another enclosed area is safe from cold temperatures. In reality, these pipes are just as vulnerable to freezing as other outside pipes!
* Check any exterior faucets for leaks. If there is even a minor leak present, the cooling temperatures can mean cooling pipes too. Internal taps and valves should also be inspected. It might be a good time to check all of your toilets, tubs, and sink plumbing for leaks as well. Addressing leaks when there are minor improvements is more cost-effective than waiting until there is a major burst, pipe failure, or toilet catastrophe.
* It is important to know where your main water valve is and what to do if there is an issue.
If you have pipes burst, turning off your main water valve will help minimize the damage until we can get there to help

The heat is on, and Summer’s rising temperatures often coincide with an increase of water usage, both indoors and outdoors. It’s estimated that a family’s water usage can increase by 25%-50% during the warmest months of the year. We are always looking for ways to save some money

Inspect for Leaks-

For the toilet: Put food coloring in the tank to see if it leaks to the bowl without you flushing the toilet. Check the tank floater and the valve it’s attached to. The rubber float and its arm-like hardware wears out over time, and more quickly in hard water situations. The floater valve must be seated correctly, or it allows water to leak out and your toilet to run

At the water heater -Check the water heater for signs of leakage, rust or other problems. Look at the hardware and other parts and see if there is any corrosion. Use a bright flashlight to inspect underneath and around the bottom, and/or you can run your hand all around and under the base to see if you feel water. A typical, tank-type water heater lasts 10-15 years depending on the model, level of maintenance and the kind of water running through it.

Save Water, Save Money-
A leaky faucet, for example, dripping hot water at a rate of one drip per second, can waste up to 1,661 gallons of water in one year, as well as waste up to $35 in electricity
