Interior drainage fed external sump pump!? You don't say...

Interior drainage systems are very often necessary in the Northwest but they are not with out their flaws. But we think our creative solution seen here addresses a lot of those.

-No "humm"
-Easy access
-Relieves footer pressure
-Less moving water inside the home
-Most importantly, as little as possible sitting water in the home. The pump basin is a necessary evil. Their flaw is that they need to fill up to activate a float switch which leaves stagnant moisture under your home. But this fixes that problem.

Another happy customer, another dry home! Homeowner had areas of standing water, damaged/missing v***r barrier, and foundation cracks. All cured in 1.5 days.

We had originally bid for an entire interior drainage system of 150', but once we demo'd the old V***r barrier it was obvious it wasn't needed. Customer was pleased to get a significantly less invoice for the same results, a dry home with 100' of drainage.

Were you bid for an entire drain system? Maybe ask if they credit back linear footage if you do not need it all. We're always happy to save you money and to not have to dig a hole under a house! Your wallet with thank us and our backs will thank you.

Free bid to the first person who can tell me which is the before pictures and which is the after.

V***r barrier. An absolute must. That silly piece of plastic under your house you don't pay any attention to is your first line of defense against mold and soil gasses.

Did you just get a barrier installed or thinking about it? Be sure your contractor knows you want your barrier to code. And that means it is secured 12" up the foundation wall and overlaps 12" at all seams. Not just laying on the ground. . .

Effloresence! This is the poster child for signs of previous crawl space flooding. We are not doing a sump pump and interior drainage, as was recommended, but there seems to be lots of reasons to do so!

Effloresence is the "white stuff" on the wall. Efflorescence is caused by v***r migrating through the slab bringing soluble salts to the surface of the concrete. This tells us your crawl was flooding, and I can even tell you how high at which it was flooding!

Next time you're down in your crawl space and see this culprit it's time to start digging a complete interior wall trench with drain tile, or just call Home Gnome Crawl Spaces.

Standing water in your crawl space is nothing to ignore. Slow running water carved out the grand canyon. Standing water is the key formula for mold (moisture), rodents (hydration), and corrosion.

This homeowner had all of that, and then some. Sump pump and interior drainage is the safest bet, however budget would not allow for it in this instance. That's okay though. We can seal the problem cracks from both sides by digging out away from the foundation. Apply crack repair epoxies. Then observe the areas over time to make sure it has been stopped.

Hydrostatic pressure and minor cracks should never be ignored. The longer you wait the more spendy the fix!

If you'd like your sump pump installed in a 5gal bucket with holes drilled in the side sitting above the surface, don't call us!

If you'd like an American made pump in an American made Basin, properly installed in a Basin pit... consider calling Home Gnome Crawl Spaces.

This home owner had a very nice pump in a "basin" in his crawl but no trench or drain pipe. Fun! Proper install requires a trench dug around the entirety of the interior of the foundation. Drain pipe. And drain pipe attached to the Basin, or bucket if you're this guy. . .

Give us a jangle! Customer called for a v***r barrier (as you can tell it doesn't exist, why that can be worse than you may think next week) And he said he did NOT have a pest! So I thanked him for the snacks he left me but politely declined.

What can we do for rodents as we are NOT exterminators? We'll seal up any entry points and attach 🐔 wire w/ concrete nails from the inside. The wire that is in your plastic vent framing IS NOT enough to stop a cold or thirsty friend. In this case, a family of raccoons was kind enough to eliminate the family of mice that got in before him.

After pictures soon! Client booked day of after their FREE bid that took no more than 15 minutes out of their morning.

Floaters. Might be nothing, might be something major, might just need to add fiber.

Homeowner had no idea he had 6(!) floating pier post when we came to bid for a v***r barrier replacement. He reported that his floors were not soft and there wasn't any evidence of a settling problem in the house.

If he did report soft or uneven floors we would recommend post and peir jacking to provide stability and a level living surface. Since he didn't, we'll likely just shim it for him at no cost or replace the post at a small fee.

In short. Float on! Or don't. Decisions yours. But it may be an indication of something or nothing at all, let us Gnome around a bit and let you know.
